Settled along the northern banks of the Ohio River, East Liverpool offers a suburban environment equipped with nearby urban amenities. “East Liverpool is a growing community in the Ohio River Valley,” says William Cowan, planning director for the City of East Liverpool. “It has a great foundation and a rich industrial history.” Established as a city in 1834, East Liverpool developed as a hub for pottery production due to its rich soil and clay deposits. World War II led to a decline within the industry, and a few potteries still remain. Today, the city has around 10,000 residents and takes pride in being one of the oldest communities along the Ohio River. The East Liverpool City Hospital is the city’s top employer, contributing more than 400 jobs to the workforce. “We’re in the process of updating the downtown area,” adds Cowen. “It’s expected to bring more jobs, businesses and opportunities back to the city.” Landmarks like the Museum of Ceramics and seasonal events like the annual Tri-State Pottery Festival establish small-town comradery and preserve the ceramics heritage that gives this city its charm. With a relaxed residential lifestyle and a know-your-neighbor feel, East Liverpool is a sought-after community in southeastern Columbiana County, all just 30 miles from Youngstown and Pittsburgh.

Ranch-styles, American Foursquares and expansive acreage
Entry-level pricing and privacy on mid-sized lots make East Liverpool desirable. Most homes here cost around $130,000, which is $270,000 less than the national median. There’s generally a lack of inventory, and most homes sell within 68 days, which is slower than most properties in the U.S. The housing stock is primarily comprised of single-family homes, many featuring ranch-styles, Queen Anne and American Foursquare designs. However, multi-family duplexes are also available on the east side. There aren't many new construction options in East Liverpool, but some low-cost properties do attract investors who intend to renovate and resell. Prices can range from as low as $30,000 for a two-bedroom ranch-style fixer-upper to upwards of $450,000 for a four-bedroom, two-story traditional with expansive acreage.

Beaver Creek State Park is 9 miles north of downtown and is popular year-round for its 2,700 acres of greenery. Visitors utilize the hiking trails and canoe launch in the summer or sled and cross-country ski in winter. The East Liverpool Country Club is located on the city's north side and is home to a 9-hole golf course complete with a full-service lounge for holidays and celebrations. Nearby, the Museum of Ceramics features exhibits depicting the economic history of East Liverpool and its ties to the ceramics industry. It's also home to the largest public display of Lotus Ware, a limited-edition Victorian porcelain from the late 1800s.

The annual Tri-State Pottery Festival
In June, residents can attend the annual Tri-State Pottery Festival, a three-day event commemorating the city’s pottery heritage. The festival features live music, a 5k fun run, carnival rides and discounted admission to the Museum of Ceramics downtown. “The festival builds a lot of comradery, and residents are proud of the history,” says Cowan. “There’s hundreds of attendees and many come from out of state.” It’s highly anticipated and has been a long-standing tradition since 1970.
