East Massapequa, despite its lower profile and position on the edge of Nassau County, remains central to life in The Massapequas thanks to a bevy of Town of Oyster Bay parks, shopping centers and community events. “We’d almost call East Massapequa Amityville, some of it is zoned for Amityville schools,” says Dame Cascone, a Realtor at Century 21 AA Realty with nearly a decade of experience in the South Shore market. “Especially on Long Island, behind towns, the second most important thing is school district.” At the borders of three school districts and extending from the ever-flowing traffic of the Southern State Parkway to the tranquil waters of South Oyster Bay, East Massapequa offers the opportunity for homebuyers to pick an address close to the suburban and coastal amenities that matter most to them.

Commuting on the Southern State Parkway and nearby LIRR stations

The hamlet’s proximity to New York City means that many residents travel to the city for work. The Southern State Parkway makes up East Massapequa’s northern border, starting commuters on a roughly 40-mile drive into Manhattan. The hamlet is between the Massapequa Park and Amityville Long Island Rail Road stations, each offering a roughly hourlong train ride into Penn Station. Nassau Inter-County Express buses make stops on major roads like Sunrise Highway and Carmans Road. St. Joseph Hospital is between 5 and 10 miles away, though several specialist offices and urgent care centers are closer to home. Republic Airport, a general aviation airport, is nearby in Farmingdale, but those boarding commercial flights head about 25 miles away to John F. Kennedy International Airport.

Waves of construction from the prewar era through today bring a mix of styles, sizes and price ranges to East Massapequa’s tightly packed, suburban blocks. “Most homes were built in the 50s and 60s, but you see older homes built in the 1920s from when people in the city came out to little summer houses. Down Clocks Boulevard by the water, they still have gorgeous turn-of-the-century homes for people who are into restoration. Bob Vila kinds of projects,” Cascone says. Larger homes, like 1980s colonials and New Traditional construction, have replaced older homes in recent decades. East Massapequa’s median single-family home price is $700,000, higher than the national median price of $418,700 given by the National Association of Realtors.

Students attend Massapequa, Amityville and Farmingdale school districts

East Massapequa is split between three public school districts. West of Carmans and Carman Mill roads, most kids will attend Massapequa Union Free School District, which earns an A from Niche. Ninth graders acclimate to high school life at Massapequa High School - Ames Campus which earns a B-minus before moving on to graduate from Massapequa High School - Main Campus which earns an A. Students on the eastern side of the hamlet attend Amityville Union Free School District, which earns a B-minus. Recreation in South Oyster Bay and at Oyster Bay parks

South Oyster Bay stretches from East Massapequa’s southern canals toward open water, salt marsh hassocks and Tobay Beach, giving anglers and boaters with backyard docks access to the many destinations of the South Shore. Those without private docks can head to the ramp at John J. Burns Park, also a hub for Massapequa Mustangs youth football and Little League games or time on the playground and pickleball courts. Marjorie R. Post Community Park is nearby, full of all-season amenities like tennis and basketball courts as well as a swimming pool for warmer months and an ice-skating rink for the winter. The stadium lights at Field of Dreams Park often illuminate evening football, soccer and lacrosse practices on turf fields connected by paved walking paths. Golfers pay to play nine-hole games at Peninsula Golf Club.

Town of Oyster Bay events at East Massapequa parks

East Massapequa’s parks welcome thousands of Oyster Bay residents to community events throughout the year. On many weekday and weekend evenings through the summer months, John J. Burns Park draws lawn chair and cooler-carting town residents to the bandshell for Music Under the Stars, a concert series that features individual tribute bands as well as multi-act theme nights like the popular Country Fest. Each October, the Family Fall & Halloween Festival returns to Marjorie R.
