Film mogul Tyler Perry first moved to Atlanta in the early 1990s, and decades later, his film studio set up shop next to East Point, just south of Atlanta. At the time, the city’s main claim to fame was Greenbriar Mall, one of the first indoor malls in the entire region. East Point was an active railroad town in the 19th century but saw a downturn a century later when many rail and industry jobs left the city. The city of over 38,000 people has now seen a modern resurgence thanks to Tyler Perry Studios, a boom in healthcare and law enforcement jobs, and a steady stream of community support. “There are a lot of folks who have been living there for their whole lives,” says Lori Hanes, an Atlanta native and Realtor with Keller Knapp. “They look out for each other, and they look out for new people who move in. It has stood the test of time.”

Lower price point than Atlanta or College Park
East Point’s median home price is $296,500, lower than the median price in Atlanta and other surrounding cities like College Park and South Fulton. Most of the city’s homes are from the 1950s and 1960s, and remodeled midcentury properties in established neighborhoods like Jefferson Park or Conley Hills sell quickly. Communities like Frog Hollow and Center Park also include some townhouses.

Since 2019, Tyler Perry Studios has been based out of a 330-acre studio lot built on part of the former Fort McPherson U.S. Army base. Over 500 people now work for the studio. “Tyler Perry has brought an incredible energy,” says Dana Lyons, a Realtor with Keller Williams with over 20 years of experience. “His studio has brought in people, businesses and a lot of attention.” Tyler Perry Studios is not East Point’s only contribution to the Atlanta metro’s booming entertainment industry. It is one of Georgia’s “Camera Ready” communities and has been a filming location for movies and TV shows like Netflix’s “Stranger Things.”

The legacy of Greenbriar Mall
Greenbriar Mall was one of the first indoor malls in the southeastern U.S. and is still a prime shopping destination. “Greenbriar Mall is hopping,” Lyons says. “There are a lot of unique shops, and people come from all over Atlanta to shop there.” Camp Creek Marketplace is another large local mall, while the East Point Historic Civic Block along Point Street is known for its bars and restaurants. Civic Block eateries include Lov’n It Live, a locally owned vegan restaurant, and Thumbs Up Diner, a long-running Atlanta-based chain.

The city is part of Fulton County Schools, which earns an overall rating of A grade from Niche. The district operates public charter schools around East Point, including Rise Prep School and KIPP South Fulton Academy School, which both have B-minus ratings from Niche. East Point is about 5 miles from Atlanta’s University Center, home to Clark Atlanta University, Morehouse College, Spelman College and the Morehouse School of Medicine.

Sumner Park is home to the Dick Lane Velodrome, one of only 22 track-cycling arenas in the country. It was built in 1974 and was inspired by city officials visiting the Munich Olympics two years prior. The velodrome hosts a Youth Cycling League and free cycling summer camps. While Sumner Park is the go-to destination for cyclists, hikers and birdwatchers are drawn to the miles of trails at the North Camp Creek Parkway Nature Preserve on the city's west side.

Interstates 285 and 85 and U.S. Highway 29 all run through East Point, keeping it well-connected to Atlanta. The city is about 10 miles from downtown Atlanta and less than 5 miles from the Hartsfield-Jackson Atlanta International Airport. The Metropolitan Atlanta Rapid Transit Authority (MARTA) Red Line and Gold Line rail lines travel through the East Point train station daily.

The East Point Police Department reported a 19% decrease in crime between 2023 and 2024. In 2024, theft accounted for 59% of all reported crimes in the city.
