East Point neighborhood east of downtown
Just east of downtown East Point, the historically Black neighborhood of East Washington has changed a lot, but it's still grounded in community. “My grandmother lived in East Point, and I spent every summer with her. It’s grown so much in the last couple of years,” says Lori Hanes, a Realtor with Keller Knapp Realty and a lifelong Atlanta native. "It’s a great place because many people are getting priced out in Atlanta. You’ll find a mix of older homes and newer ones that are still affordable." Less than a mile from downtown East Point, the neighborhood has been shaped by the surrounding industrial corridors. Once a manufacturing plant, Atlanta Utility Works is now a mixed-used space home to various local businesses and events. It was also used as a backdrop in "Stranger Things" and "Ozark," drawing a few extra visitors to the area.

Events, concerts and kombucha at Atlanta Utility Works
Situated in a century-old warehouse, Atlanta Utility Works transformed from a manufacturing plant to a community venue that hosts weddings, trivia nights, rock shows and co-working events during the week. “It’s a city hub that’s fun and artsy,” says Jon Huff, a Realtor with Keller Williams Realty Metro Atlanta who has lived in Atlanta for three decades. “It’s home to the brewery, and they have food, beer and Golda Kombucha.” Huff also recommends Market 166 Grocery & Kitchen, a new co-op with local goods. Not far away, D’essence Café is a Black-owned spot with a homey feel and a big menu of Southern-style meals. Walmart anchors Cleveland Avenue Crossing, less than 2 miles away, with Kroger just up the road.
Youth sports at John D. Milner Sports Complex
Recreation in East Washington has long centered on community and youth sports. Spanning 18 acres, the John D. Milner Sports Complex is a hub for basketball, baseball and soccer. It was named after John Milner, an East Washington resident who, despite being excluded from Little League due to racism, went on to play for the New York Mets. The recently upgraded complex was one of only 10 locations in the country chosen for an art installation with the National Fitness Campaign. The outdoor workout space features artwork inspired by Jean-Michel Basquiat's graffiti-like paintings. Locals regularly use the space for community fitness classes. Less than 2 miles away, the 27-acre Sumner Park has trails, a dog park and the Dick Lane Velodrome.

Community fundraising at the Healthy Point Schools 5k Run/Walk
With Atlanta Utility Works in the neighborhood, residents have access to a rotating calendar of events almost every week, including karaoke, happy hour in the beer garden, networking galas and live music. The John D. Milner Sports Complex also hosts the annual Healthy Point Healthy Schools 5k Run/Walk in June, a free event that raises funds for youth sports and academic programs.
New construction and renovated 1950s homes
Hilly, wide residential streets are lined with closely spaced houses lived in by generational neighbors. Small front porches frame renovated residences built from the 1940s to ’70s. The spacious yards often have chain-link fences or sit on stone knolls. Some areas are walkable with sidewalks, while others are just a short walk from MARTA bus stops or Atlanta Utility Works. Prices range from $220,000 to $285,000 for minimal traditional and ranch-style properties under 1,500 square feet. Gus Thornhill Jr. Drive is home to a row of new construction contemporary townhomes with attached double-car garages, with listing prices around $600,000. The neighborhood's CAP Index is 5 out of 10, slightly higher than the national average of 4.

East Washington has easy access to interstates 85 and 75. A few bus stops sit in the neighborhood, and East Point’s MARTA Station is less than a mile away, offering a convenient route to Midtown Atlanta, 10 miles north, and Hartsfield-Jackson Atlanta International Airport, about 5 miles south. “Although it’s close to the airport, the city is far enough away to avoid the noise. But since Atlanta is a Delta hub, planes are a regular sight,” Huff says.
