Semmes Park evolves as new businesses form along citywide trail
Semmes Park in East Point is one of many neighborhoods seeing changes as commercial activity sprouts up near the Atlanta Beltline. Proximity to the trail network has prompted investors to renovate the area's midcentury homes, which are tucked among a vibrant canopy along narrow roads. While house prices in the southwest Atlanta neighborhood have increased in recent years, they have been outpaced by other Beltline-adjacent areas. "Semmes Park is just accessible to more people. You can buy lower-priced homes, still be in the city, ride the bus to get anywhere, and still have some local things that you can check out and be a part of," says Ashley Kimball, a Realtor with Epique Realty, who has been selling homes in the area for five years.
Semmes Park is growing in popularity for lower-priced homes in the city in a landscape shaded by mature trees.
Semmes Park residents can enjoy the new expansion of Atlanta's Beltline that brought strong sprouts of development to the West End.

Homes in Semmes Park are competitively priced
Midcentury bungalows and ranch-style homes sit close together on small lots, often well-shaded by trees. The modestly sized houses sell for $140,000 to $460,000, depending on the extent of renovations. "It's an opportunity to get near the Beltline without paying up to $1 million," Kimball says, adding that she expects prices to continue increasing as the Beltline is built out. Similar houses in the Cabbagetown neighborhood can sell for up to $750,000. Blair Bonds, curator of the East Point Historical Society, noted that recent home rehabilitations have brought younger residents to the area. "Life is easy here. The neighborhood is quiet and settled," he says of Semmes Park's appeal. "We are a true mixture. Black, white, Hispanic, gay and straight." The neighborhood's CAP Index Crime Score is 5 out of 10, slightly higher than the national average of 4.

Getting downtown via interstates and MARTA
The neighborhood abuts Interstate 29, which travels north into downtown Atlanta and 5 miles south to the Hartsfield-Jackson Atlanta International Airport. Interstate 285, which circles the city, and Interstate 85, which heads into downtown, are within 3 miles. Metropolitan Atlanta Rapid Transit Authority (MARTA) buses stop along Headland and Connally drives. The buses head to subway stations with routes to downtown and the airport. "If you can get to the bus, you can probably get anywhere else in Atlanta," Kimball says. Grady Memorial Hospital is 8 miles north.
Students attend Fulton County Schools
The neighborhood is part of the Fulton County School System, which earns an A rating on Niche. Students may attend Hamilton E. Holmes Elementary School and Paul D. West Middle School, both rated C-plus. They move on to the C-rated Tri-Cities High School, where members of the hip-hop duo Outkast formed a bond that led them to pen Grammy-winning lyrics that frequently reference East Point. Thanks to Georgia's school choice laws, students may attend schools outside of those for which they are zoned.

Drinks and food at Lee and White shopping center
The Lee and White mixed-used shopping center, which opened near the Beltline in 2024, houses a food hall with over 10 restaurants. Options range from Japanese hibachi dishes at Gekko Kitchen to Neapolitan-style slices at Dough Boy Pizza. Locally brewed beer can be sipped on outdoor patios at the nearby Monday Night Garage and Best End Brewing. Although the line can sometimes be long at Thumbs Up Diner off East Point Road, Kimball says, "It never disappoints. They have the best breakfast. It's good home-style cooking." At the Camp Creek Marketplace 5 miles away, there's a Target, chain restaurants and the AMC Camp Creek 14 movie theater. For groceries, Kroger is 3 miles east.
Lee+White, just minutes from Semmes Park, is home to breweries, restaurants, and retail spaces.

Getting outside on the Atlanta Beltline Westside Trail
The Atlanta Beltline Westside Trail, 5 miles to the north, has paved paths below towering oaks. "If you want to get some exercise but you also want to see other people, that's going to be your place," Kimball says. Old-growth white oaks shade a less-traveled mile-long trail at the Connally Nature Park a mile west. Off Headland Drive, dogs can roam off their leashes at Sumner Dog Park.
Just a quick jump over to the Semmes Park gains you access to the Atlanta Beltline Westside.
