Most of Kent Heights developed in the mid-1900s. The classic midcentury split-level, Colonial Revival and ranch-style homes here tend to sit on narrow properties with long, fenced-in backyards. “Homes are still flying off the market in East Providence if they’re priced accordingly,” Mateus says. “There are still a limited number of homes on the market to choose from, so they’re all selling quickly,” he adds. Sales prices start at about $315,000 and can climb to more than $650,000, on par with the range for Providence, but much lower than the range for Newport.A busy business corridor between U.S. Route 6 and Interstate 195
Just 3 miles east of Kent Heights, the commercial corridor between U.S. Route 6 and Interstate 195 is home to shopping centers with national retailers like Target, Walmart and Home Depot. Pharmacies, auto repair shops and department stores are scattered around the district, too, along with fast-food and casual sit-down chain restaurants. At the north end of Route 6, where it turns into Warren Avenue, Chelo’s Hometown Bar & Grill is known for hearty, internationally inspired New England cuisine. The East Providence Public Schools district allows open enrollment, meaning parents can apply to enroll their children in any school in the system, regardless of their home address. Many kids go to Kent Heights Elementary and Riverside Middle between preschool and eighth grade. Both schools earn B-minus grades from Niche and are within 4 miles of most homes in the neighborhood. B-minus-rated East Providence High is the district’s only high school; established in 1882, it’s been around for more than a century. But its current building just opened in 2021, premiering expanded athletic facilities, and larger classrooms and common areas. St. Mary Academy-Bay View is a private college-prep school for girls between preschool and 12th grade. The A-rated school is just southwest of the neighborhood. The Gordon School, also A-rated, is a couple miles west of Kent Heights. The Kent Heights Athletic and Recreational Area, known locally as Kent Heights Park, is within a mile and a half of most homes, on the neighborhood’s north side. It’s currently closed, under construction for improvements to its sports fields and playground. The project is funded in part by a grant from the Rhode Island Department of Environmental Management and the American Rescue Plant Act, and will involve facelifts to the baseball fields, tennis and basketball courts. New additions will include adaptive, accessible playground equipment, a walking track and pickleball courts.Interstate 195 runs northwest to Providence
Providence, Rhode Island’s capital and a regional employment hub, is about a 5-mile drive northeast through Massachusetts on Interstate 195. The commute can take as little as 15 minutes if there’s no traffic on the Washington Bridge, which spans the Seekonk River between East Providence and Providence. It’s currently under construction, and regular lane closures can cause backups during rush hour. “But don’t be scared of the bridge,” says Mateus, noting that as construction continues, traffic is becoming less of an issue. The Rhode Island Public Transit Authority, or RIPTA, provides bus service throughout both cities. Stops along Pawtucket Avenue on Kent Heights’ the west side connect to routes all over the region.
