East Quogue is a community of year-round Hamptons residents
Located in the Hamptons on Long Island, East Quogue is a much more quiet and competitively priced community than its more famous neighbors. “It’s a less expensive alternative to neighboring Quogue, and it’s a more year-round community,” says Steven Rosmarin, a Realtor with Douglas Elliman who specializes in the East End of Long Island. Nearly 5,600 people call this hamlet home, residing in homes as diverse as small ranch-style residences and vast properties along Shinnecock Bay. Though East Quogue offers access to the Atlantic at Hot Dog Beach, much of this community consists of quiet suburbs and farmland.

This community offers lower home prices for Hamptons homebuyers
With origins as a farming village founded in the 1670s, East Quogue has long offered a pastoral atmosphere, even as the Gilded Age transformed the Hamptons into retreats for wealthy New Yorkers. “The property values are significantly less than neighboring Quogue,” Rosmarin says. “The lofts here are generally smaller than in Quogue village, although they do have an oceanfront section which has some spectacular houses on par with the houses in Quogue.” Small cottages and manufactured homes, many of them built in the second half of the 20th century, can sell for between $350,000 and $730,000. East Quogue's median sale price of $1,137,000 is dwarfed by Southampton’s median of nearly $2,000,000. However, newer construction tends to be larger and more expensive. Ranch-style homes go for between $750,000 and $1,650,000, while multi-story properties exceeding 2,000 square feet in size sell for between $1,120,000 and $7,250,000. These larger homes were mostly built from the 2000s to 2020s, and new construction largely clusters around Shinnecock Bay and north of Montauk Highway. As East Quogue is a hamlet within the Town of Southampton, residents will pay higher taxes than they would in neighboring village-status communities. “It’s a totally different tax base from the village of Quogue, so you might pay three times the housing taxes,” Rosmarin says. East Quogue also has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

A small but diverse dining scene has taken shape along Montauk Highway
Montauk Highway serves as East Quogue’s “Main Street,” and several local businesses like restaurants, hardware stores and fishing shops sit along this road. East Quogue Pizza & Deli serves as the local pizza parlor, while, a few blocks away, the Stone Creek Inn offers a venue for French fine dining in a historic building. Tony’s Asian Fusion blends Chinese, Japanese and Thai foods while offering the classic hibachi experience. Beachgoers can grab lunch or dinner at the Dockers Waterside Marina & Restaurant, where diners can order lobster rolls and take in the panoramic views of the Shinnecock Bay. Grocery options lay in neighboring communities, including the Wild By Nature supermarket in Hampton Bays and the Lidl in Westhampton Beach.

East Quogue includes beaches, a nature preserve and local parks
East Quogue is full of venues for natural recreation, including East Quogue Village Green, which includes a small playground and picnic tables. Along Shinnecock Bay, the East Quogue Marine Park has many uses, from hosting a public boat ramp to offering a marina where locals often stroll with or without dogs, go birdwatching or take in views of the sunset. The 77-acre Pine Neck Sanctuary preserves a salt-marsh waterfowl habitat along the bay, explorable through a hiking loop. A section of Westhampton Island is also included within East Quogue’s boundaries, and Dolphin Beach and Hot Dog Beach - once a popular party venue for celebrities - are open to the public. Private for many years, Hot Dog Beach was purchased by the town in 2003 and reopened in 2019 with a restored boardwalk and other new services.
