Historic downtown Easton offers walkable charm and river views
On the banks of the Delaware River, Downtown Easton is a historic urban hub right at the edge of Pennsylvania’s state line. “Easton sits right across the bridge from the town of Phillipsburg in New Jersey,” says Moira Lindquist, a local real estate agent with Berkshire Hathaway Fox & Roach who has experience selling homes in the area. Founded in 1752, Easton is home to numerous historic sites, many of which are located in its downtown district. Centre Square is a central gathering spot and was one of three locations for the reading of the Declaration of Independence on July 8, 1776. The city celebrates its longstanding history through community events like Heritage Day, which take place in and around the walkable downtown area amidst its vintage shops, local restaurants and art galleries. Regarding employment opportunities, Lindquist notes that Amazon recently opened a large warehouse facility and fulfillment center less than 7 miles from downtown in Easton’s suburbs. The downtown district has an overall CAP Index Crime Score of 6 out of 10, slightly higher than the national average score of 4.

Mix of vintage homes and apartments with more renters than owners
Just over 40% of downtown Easton’s property mix comprises multifamily properties like apartments, townhouses and condos, while only 22% of properties are single-family homes. The neighborhood’s renter-owner split is roughly 90% to 10%. Many multifamily complexes and apartment units sit above commercial properties at the street level. And while the median single-family home sale price is $450,000, the median price for a townhome is around $160,000. Overall, though, downtown Easton’s average home value of $320,000 still ranges below the national figure and slightly below the average home value for the greater Lehigh Valley Metro Area. Parks, trails and water activities along Easton’s riverfront
Most parks and recreational amenities in downtown Easton are located along the city’s riverfront. The Delaware and Lehigh Rivers border two sides of the downtown area and offer water activities like kayaking, canoeing and fishing. Residents can walk to places like Riverside Park for playgrounds, paved walking trails and an amphitheater, which hosts live performances by musicians and other entertainers. People can use the boat launch at the adjacent Scott Park to access the river. Across the Lehigh River, locals can go for a stroll along the Lehigh Canal Towpath, which is part of the 165-mile-long Delaware and Lehigh Trail, often referred to simply as the D&L Trail.

Downtown Easton offers shops, galleries and riverfront dining
Downtown Easton is the city’s central shopping, dining and entertainment hub. Residents can walk to a variety of local eateries, boutiques, theater venues, museum exhibits and art galleries along Northhampton Street. The Easton Farmers’ Market takes place at The Riverfront in Scott Park every Saturday morning between May and December. Established in 1752, the farmers' market has hosted countless vendors throughout its more than 270-year existence. “Downtown Easton also has some really good local restaurants,” Lindquist says. Popular dining spots include places like River Grille, an eclectic bistro serving Asian and French fusion food, and Thyme Rooftop Grille, where patrons can watch the sun set over the river from an outdoor rooftop patio. Diners will also find coffee shops, neighborhood bakeries and artisan food shops like Easton Public Market and Nature’s Way Market throughout the downtown area. Boutique clothing stores, book shops and other assorted small businesses are also located downtown. For big-box stores and national retailers, Palmer Town Centre is a 3-mile drive away and features a Home Depot, Giant supermarket, Marshalls and Five Below.

Heritage Day and the Crayola factory make for a vibrant downtown
Every July since the reading of the Declaration of Independence in 1776 at Centre Square, downtown Easton has hosted its annual Heritage Day celebration. Attendees can enjoy live music performances, historical reenactments and family-friendly activities for all ages. There are also history tours that travel through downtown landmarks like The Sigal Museum, the 1753 Bachmann Publick House and the Parsons-Taylor House. Other attractions in downtown Easton include unique recreation facilities like Skeggy’s Axe House and the Crayola Experience, a tour through an operational Crayola factory complete with kid-friendly activities and a dining area. Guests can create their own coloring book and take home a personalized crayon at the on-site store.

Attending Easton Area schools and Lafayette College
Students living in downtown Easton are zoned for the Easton Area School District, which receives an overall B rating from Niche. Those in prekindergarten through fifth grade can start their academic journeys at Francis A. March Elementary, a B-rated primary institution. Elementary students also have the choice to enroll in the Easton Arts Academy Charter School, which receives a C rating. Easton Area Middle is a C-plus-rated school for grades six through eight, and Easton Area High earns a B. Just north of downtown is the 230-acre main campus for Lafayette College, a private liberal arts college with an undergraduate population of less than 2,800 students.

Downtown Easton is a walkable community with a full network of sidewalks and other amenities, including pedestrian crossings at busy intersections and roundabouts to slow traffic. U.S. Route 22 is an east-west highway that runs through the northern part of downtown that leads approximately 17 miles west to Allentown.
