Easttown offers convenience to Philly and top-ranked schools
Easttown is set along Pennsylvania’s Main Line, an affluent collection of Philadelphia suburbs along the former Pennsylvania Railroad. “It started for the wealthy in Philly to have summer estates," says local Realtor Marie Gordon, who runs her own team through Compass Real Estate. “There are still a lot of these gorgeous estate homes, some on several acres, but they might be next to a ranch or split-level. There is a lot of variety in housing.” The township’s two main communities are Berwyn and Devon , both unincorporated areas anchored by shopping, dining and rail stations providing service into downtown Philadelphia. One of the biggest draws here is the school district, ranked by Niche as the third-best school district in the state.
Lot quality, house style and size drive prices along the Main Line
Single-family homes and some townhouses and carriage homes flank Easttown's verdant, suburban streets. Located along the Main Line, they are also among the state's most expensive properties. Prices start around $450,000 to $900,000. The higher end runs from $1 million to $3.6 million. Carriage and townhomes range from around $400,000 to $990,000. Outside of square footage and condition, lot quality is a major factor in pricing: “If it's a steep lot versus a flat lot. If there is room to put in a swimming pool. If there is a play yard," Gordon says. “We have all kinds of lots, some more desirable than others." Ranch-style homes, split-levels, Colonial Revivals, Victorians and farmhouses all have a foothold here. Stately New Traditional styles may be on 1 acre or more. Stoney Knoll, a developing community on the south side, has lots of at least 2 acres. Easttown's CAP Index Crime Score of 1 out of 10 is well below the national average of 4.
Zoned to one of the best-performing school districts
Students attend schools in the Tredyffrin-Easttown School District, which gets an A-plus from Niche. The district has about 7,000 students across five elementary schools, two middle schools and one high school. In 2025, six Conestoga Senior High School students were awarded National Merit Scholarships, making up part of the 22 total recipients in Pennsylvania. High PSAT scores and community service are among the reasons the award is granted. The high school, like the district, has an A-plus rating.
A private golf club and nature trails add to recreation
Playgrounds, nature trails and sports fields invite people outside. Frank Johnson Memorial Park is adjacent to Easttown Library. Shaded by oaks, the park offers open grassy areas, a tot playground and swings, and a mix of recreation, including softball fields. Hilltop Park also has a tot-lot and draws in local soccer players and casual walkers for its over half-mile paved path. Spanning 28 acres, Sharp's Woods Preserve’s meadows and marshlands offer a quiet spot to walk. Various bird species make their home here, including the Great Blue Heron. “We have tons of country clubs and golf clubs around us,” Gordon says. Waynesborough Country Club has a championship course and members-only experience in the community. Nearby, Jenkins Arboretum & Gardens is open to the public and offers free admission.
Places to get ice cream and have tea on Lancaster Avenue
Berwyn and Devon’s commercial districts are within a mile of each other on Lancaster Avenue. Casey’s Pour House is known for its roast beef sandwiches and intimate bar. The neighborhood pub, Berwyn Tavern, hosts trivia and live music on Thursday nights. Handel’s Homemade Ice Cream has been a staple since the 1940s. A Taste of Britain provides a traditional tearoom and sells British groceries. Locals head to The Silverspoon for contemporary American cuisine, where trained chefs craft dishes from fresh, seasonal produce. Other restaurants offer Thai, Indian and Mexican fare. Retail options include Anthropologie, a local bike shop and record store, a small popular shopping center called Devon Yard, and several high-end car dealerships. ACME Markets is just outside Easttown for groceries, and Trader Joe’s is about 5 miles away. King of Prussia Mall, the largest mall in the state, is within 7 miles for broader shopping.
A long-standing horse show and county fair
A historic tradition in Easttown is the Devon Horse Show, which occurs annually from late May to early June. Established in 1896, it is the oldest and largest of its kind in the U.S. The event draws in world-class competitors and coincides with the county fair.
Easy access to Philly from Devon and Berywn's stations
Lancaster Avenue, or U.S. Route 30, and Darby Paoli Route are the main roadways through town. Both Berwyn and Devon have rail stations offering direct service to downtown Philadelphia, less than 25 miles away.
