“This part of southside Eau Claire, just west of Putnam Heights has a large number of medical buildings, clinics and of course the Mayo Clinic’s Clairemont Avenue Campus,” says Ned Donnellan, a Realtor and the owner of Donnellan Real Estate. “It’s also home to Marshfield Medical Center. Medical and university professionals love this neighborhood because they’re close to work, have a very short commute and live less than 3 miles from downtown Eau Claire.”

High-quality original construction minimizes renovation costs

While the median single-family home price in Clairemont Avenue District is $397,450, buyers can find prices from $190,000 to $400,000 for one-story attached condominiums. Recently built one- and two-story New Traditional homes have sold from $415,000 to $950,000. “There are about three small subdivisions or linked cul-de-sacs in this neighborhood,” says Donnellan. “Original homes are very well-built. Buyers rarely find the need to knock down and rebuild here. The earliest homes are of high quality, which minimizes the costs of renovations that buyers might want to do. That’s a huge incentive.”

Streetscapes in Clairemont Avenue District subdivisions feature sloped curbs and wide streets but few paved sidewalks, so runners, walkers and cyclists have to watch out for traffic when not on dedicated routes. Bollinger Fields is in the heart of the neighborhood, which provides a lively backdrop with the sounds of soccer and baseball games and cheering fans.

Eau Claire Area School District operates 23 elementary, middle and high schools. Neighborhood children can begin at Putnam Heights Elementary, which has a B-plus Niche grade for its kindergarten through fifth grade classes, along with before- and after-school programs. The Chippewa River and city parks welcome neighborhood residents

Outdoor events, from festivals and concerts to riverfront celebrations, are an Eau Claire staple. Nearby Carson Park, just north of the Chippewa River, focuses on fishing, biking and kayaking. Chippewa Valley Regional Airport is 10 miles north

Eau Claire is 95 miles east of Minneapolis and 185 miles north of Madison, the state capital. Interstate 94 connects west to Minneapolis and southeast to Milwaukee.
