Eastside Hill boasts a rich history and unique assets
“Every neighborhood in Eau Claire offers something distinct,” says Peter Hebert, a Realtor with NextHome WISCO Success for more than four years. “But buyers in Eastside Hill discover a trifecta of unique assets. First, the hillside views of the Chippewa River and The Boyd Park Bridge are just beautiful year-round. Next, depending on who you ask, the neighborhood is either close to downtown or IS downtown. And the historic homes are an old-home lover’s dream come true.”
Home prices in Eastside Hill are lower than similar neighborhoods in big cities or coastal areas, Hebert says, adding to its allure in a growing city. “People from Chicago or L.A. find that they can live well in Eau Claire. It’s also incredibly vibrant. Folks in Eastside Hill can walk to breweries, playgrounds, ice cream shops, restaurants, art galleries…you name it.” Since 1980, the population of Eau Claire has increased from about 48,000 to just over 70,000 today. A low cost of living has brought companies, including software developer Jamf, to town, while work-from-home jobs have brought people who might commute one or two days a week to Chicago or the Twin Cities. “And with that growth, our cultural scene has just exploded. People say that Eau Claire is a little city, but I consider it a very well-rounded big town,” Hebert said.

Homes from 1880 to 1960 are enjoyed in Eastside Hill
Continuing on its path of growth since 1980, forecasts indicate more people will move to Eau Claire at least through 2034, Hebert said. "While buyers can find new homes and recently built townhouses, some neighborhoods like Eastside Hill feature 100% old homes,'' he said. "That’s a big attraction for investors and first-time home buyers who want to renovate their first home.” Cottages from the 1880s to the 1920s have recently sold for $95,000 to $225,000. Bungalows have recently listed for $200,000 to $270,000, while Cape Cod-style homes have sold for about $250,000 to $300,000.

Downtown shopping and dining are walkable from many homes
While Eastside Hill sits southeast of the confluence of the Chippewa and Eau Claire rivers, the adjacent downtown dining district spans both sides of the rivers. Thai Orchid offers homestyle food and prices that attract a clientele of college students and young families. Acoustic Café is an airy corner spot two blocks from the Chippewa River that offers hoagies, soups & salads, and rotating collection of local art. It also offers gourmet coffee in the morning and occasional live music in the evening. On the neighborhood's east side, diners can walk to Cancun Grill, a long-standing Mexican restaurant.
The Downtown Farmers’ Market offers fresh produce, meats, eggs, soaps and local honey at a dedicated site along the Chippewa River. Woodman’s Food Market is the closest grocery store to Eastside Hill. Oakwood Mall is the area's only indoor mall and serves as the primary one-stop shopping destination in Eau Claire. It offers more than 50 retailers and restaurants. Its anchors include HOM Furniture, JCPenney and Hobby Lobby. The mall also offers Micon Cinemas, which has 12 movie screens.

The largest sculpture tour in the country is in Eau Claire

From its parks and rivers to its amazing restaurants and emerging arts scene, Wisconsinites always have plenty to do here.” The Eau Claire Sculpture Tour, the largest public-art sculpture tour in the country, is free to see year-round. Local businesses fund the artists and the tour itself to promote tourism, spur economic development and increase downtown revitalization.

Eau Claire Area School District is the No. 1 district in Eau Claire County
Eau Claire Area School District is the No. 1 district in Eau Claire County and receives a B-plus grade from Niche. In addition to about 20 public elementary, middle and high schools, the district also offers families school-choice options and charter schools. Private schools, along with virtual and home-based private education, are also available. Most families in Eau Claire elect to send their children to their zoned public schools. Close to home in Eastside Hill, students can attend Flynn Elementary, with a B-grade from Niche. It offers kindergarten through fifth grade and before- and after school-programs. South Middle has a B-plus grade from Niche, a student-teacher ratio of 10-1 and programs for gifted students. Memorial High is graded A by Niche and is rated the No. 1 public high school in Eau Claire County.
The Chippewa River offers brand-new skateparks and year-round sports
Boyd Park fronts the Chippewa River and boasts stunning views of the river banks and large rock formations. Hiking trails lead through a preserved prairie. A notable pedestrian bridge links both sides of the river. In winter, the park offers ice skating and snow-banked ice hockey rinks. The park also features the Boyd Skatepark that opened in April 2024. From the skatepark, cyclists jump on the Chippewa River State Trail, which winds north through the Airport neighborhood and then proceeds 30 miles southwest to its end at the town of Durand. Fairway Park Trail, another more secluded trail of 1.5 miles starting at Boyd Park, offers mostly flat and forested walking with bird-watching opportunities.
University Park, a half-mile west of Boyd Park, dates back to the 1920s as a popular place for strolling along flower-laden paths. Today, the updated park features sculptures, open green space and picnic tables. Located between the Chippewa River and downtown Eau Claire, it’s a passive park to enjoy on the way to busier destinations.

Chippewa Valley Regional Airport is five miles north
Residents will drive about 5 miles north to reach Chippewa Valley Regional Airport. With normally minimal Eau Claire traffic, the trip will take about 12 minutes via Highway 53. Sun Country Airlines is the primary airline and is considered an ultra-low-cost carrier. It offers direct flights to Fort Myers, Las Vegas, Minneapolis and Orlando. In December 2024, United Express will start offering daily flights to Chicago O’Hare International Airport. For more flight options, Minneapolis-St. Paul's international airport is about 120 miles away.
While residents in Eastside Hill bike for recreation inside the neighborhood and along riverfront trails, car travel is essential for daily driving. The neighborhood is about 95 miles east of Minneapolis and 180 miles north of Madison, the state capital. Interstate 94 connects west to Minneapolis and southeast to Milwaukee. Eau Claire offers public transportation, including Eau Claire Transit bus lines with more than 30 stops throughout the neighborhood.
