Community-minded urban haven

On the west bank of Sloan’s Lake, Edgewater offers all the comforts of an established urban enclave while staying committed to continued growth with trendy, happening restaurants and breweries. “The areas around Sloan’s Lake have gone through the most change than any other neighborhoods in Denver,” says Sean Murphy, a real estate Team Leader of the Moxie Denver Team and host of the popular Somewhere In Colorado YouTube channel. With colorful murals dotting the gridded streets, Edgewater comes alive as an active, communal culture that shares great food, versatile parks and various community events. “When you come home and see people out jogging, biking and walking their dogs, it makes you want to get out there, too,” Murphy adds.

Food hall eateries and local breweries

The go-to spot for eatery options is Edgewater Public Market, which showcases small, local businesses from breweries to bakeries. Locals can walk over and start brunch off right with a sparkling mimosa and a sweet and flaky chocolate croissant from Black Box Bakery. They might opt for a more global dish at either Konjo Ethiopian Food or Mugi Ramen and Poke. For a lively happy hour, residents flock to Edgewater Beer Garden, where they can enjoy a spicy fish taco and a refreshing Apricot Blonde ale on the patio. The party continues at Joyride Brewing Company or The Electric Cure, just some of the many breweries and cocktail bars in the area. Edgewater residents don’t have to go far for groceries and essentials, as Target and King Soopers are just a couple blocks from the market.

Vibrant bungalows and modern architecture

Sidewalks line the avenues and streets that lead to ranch homes and bungalows, some featuring Craftsman flair with front-gabled accents over shallow front porches. Jewel-toned siding and stone facades are juxtaposed to create a balanced, unplanned aesthetic, and lots are just large enough to accommodate fenced-in front and back yards. These properties, most of which have been standing for half a century, range in size from 500 to 1,500 square feet and in price from $350,000 to around $750,000. Roomier and more modern builds with strong vertical lines and crisp facades touting tall rows of windows can cost anywhere from $900,000 to $1.5 million. “The housing market is so eclectic. There could be a 900-square-foot property that needs remodeling sitting next to a renovated 3,000-square-foot house that sells quickly,” says Murphy.

Trail walking around Sloan’s Lake

Folks are likely to run into neighbors on their way to walk the trails around Sloan’s Lake, which sits at the community’s eastern edge. The lake is a popular spot for boating and kayaking, and the park includes tennis and basketball courts and a playground. Skateboarders can practice at Edgewater Skate Park, which sits next to a baseball field. Next to Edgewater Elementary, Citizens Park also has a baseball diamond and hosts several festivals throughout the year. On a nice weekend, locals might pack up the cooler and spend a few hours in friendly competition on the horseshoe courts.

The real centerpiece of Edgewater is Citizen’s Park, where the community comes together for events like the Edgewater Music Festival in June or the annual Colorado Scottish Festival, a two-day celebration of all things Scottish. Sloan’s Lake Park is also no stranger to gatherings and festivals, hosting several events throughout the year. Locals might roll up their sleeves for the scheduled Park Cleanup or try different local food vendors while their ears feast on music from Jammin on the Jetty in September.

Edgewater is beautiful with so many things to do! Take a trip to the lake, bring a boat or your walking shoes. Eat at some of the best lakefront restaurants or join in the fun on historic 25th avenue.

I love my home. Its affordable and centrally located. Sloans Lake is directly across the street giving me constant motivation to go outside. It absolutely stunning. One side of the lake gives you one of the best skyline views of the city, and the other has the perfect sunset over the Rocky Mountains. There is easy access to public transportation and any store you could need. The only thing I would change is for the people on the streets to find a trashcan for the constant litter.
