Edgmont is among the first townships established in the Commonwealth of Pennsylvania. Founded in the late 17th century with a name that nods to the ancient royal manor of Edgemond in Shropshire, England, this is a semi-rural suburb in western Delaware County. A high-income, residential community along West Chester Pike, one of several arteries from Philadelphia’s western edge, Edgmont fits folks who want to reach the city or parts west of here. “It’s for people who want to have the ability to go to West Chester itself, which has a nice little business district and a small college, but who want to stay closer to the city,” says Alec Schwartz, a Realtor with Berkshire Hathaway Home Services.

With less existing residential development currently than neighboring Upper Providence, Edgmont has plenty of room to grow and has been growing steadily and more rapidly over the past decade or so. Migration from Philadelphia is driving growth and demand as planned development is popping up all over. “Some are subdivisions; some are single-detached subdivisions; some are town house developments, and they all have HOAs. Most of the lots are larger, like a minimum of an acre,” Schwartz says. Mostly you’ll find modern Colonials with considerable square footage.

Larger homes and away-from-it-all amenities naturally lend themselves to pricier home inventories. The median home price in Edgmont is around $900,000. With homes well above $1,000,000 not uncommon, you’d be hard-pressed to find a home for less than $400,000. “I bet you can’t find a house in Edgmont for under that,” Schwartz says. “They’re more expensive because they’re larger. They’re larger because there’s more space for larger homes and because that’s what people want.”

Rose Tree Media School District, with nearly 4,100 enrollees and an A rating from Niche, serves Edgmont children. Students attend Rose Tree Elementary or Glenwood Elementary, Springton Lake Middle School and Penncrest High School. The average graduation rate is 97% and reading proficiency hovers above 80%.

Residents here should have little difficulty finding things to do locally, particularly if they fancy outdoor activities. Ridley Creek State Park, just 16 miles from Philadelphia, is in the heart of Edgmont and a haven for hikers, cyclists and skiers who take to the five-mile paved trail along Sycamore Mills Road. Always stocked with trout, Ridley Creek is a great spot for fly fishing, and horseback guided trails are available too.

Moviegoers can head over to the Regal in Edgmont Square any day. Winters, Ship Bottom Brewery hosts a beer garden at the Edgmont Flight on Ice rink. And while there aren’t so many eating options in Edgmont proper, it’s not so hard to find a meal. Folks will often travel to West Chester for a special dinner or find a spot a lot closer at any of the eateries along Route 3, like La Locanda Ristorante with its fireplace and traditional Italian staples and the Buenos Aires Empanada Bar serving Argentinian empanadas.

For the times you just want to cook at home, supermarkets like Whole Foods and ACME are nearby on West Chester Pike.

From restaurants and shopping in reach to bus lines and rail that provide easy commutes into the city you find all the things that matter at your fingertips in Edgmont.
