Forested suburb amid the hills of Edina

Towering pine trees provide a canopy for the winding roads that navigate throughout the western Edina suburb of Indian Hills. “It’s distinguished by its rolling hills and attracts buyers with its larger lots and greater privacy,” says Barry Berg, Realtor at Coldwell Banker Realty. “The roads follow the contours of the land, twisting and turning, and there’s not another neighborhood quite like it.” Amenities like the A-rated school district, secluded feel and proximity to major thoroughfares make this suburb an attractive escape not too far from the city. “It’s sought-after for the urban convenience and lifestyle,” says Troy Martenson, Realtor at eXp Realty with over 25 years of experience in Edina. “Residents can be home in 10-minutes from a concert or sporting event happening downtown.” With easy access to State Highway 62, daily commutes into Minneapolis are accessible within a 12-mile drive.

Lakefront views and luxury estates

Following the rambling roads through the hills, locals are surrounded by thick shrubbery and shaded by old-growth trees. The housing market in Indian Hills is highly competitive due to the above average lot sizes and the distinguished school district. “Well-represented homes go fast and in multiple offers too,” says Martenson, the creator of the "Living in Minneapolis" YouTube channel. “The market is robust, with higher-end homes, but the inventory is low like most areas in Edina.” With a median sales price of $740,000, homes in Indian Hills are valued at nearly 2.5x the average sales price for a home within the Minneapolis Metro Area. Indian Hills features a variety of home styles ranging from smaller ramblers and split-levels to larger Tudor estates and contemporary New Traditionals. Price points here can vary from the mid $500,000s for a four-bedroom ranch-style to upwards of $4.5 million for a seven-bedroom estate with waterfront views. Homes along Arrowhead or Indianhead Lake are subject to increased price points and start around $1 million. Homes often feature paved driveways leading to multi-car garages. Tidy lawns sit closer to the street, whereas lakeside homes sprawl out on lots that span multiple acres.
