Overlooking the University of Central Oklahoma, College View is nothing if not aptly named. But the neighborhood appeal extends beyond its walkability to campus. “Someone looking to buy here would also be looking for that proximity to downtown and all its amenities,” says Flotilla Realtor Kathy Funk. Located less than a mile from the bustling corner where Second Street meets South Broadway in the heart of downtown Edmond, College View is what Funk calls “a great, centrally located little area of Edmond, where you can walk literally anywhere you want to go, whether that’s class or to the fun new developments downtown.”

Locally owned bars, restaurants and businesses are less than a mile down South Broadway in downtown Edmond. “There’s the farmers market, grocery stores, restaurants, events and festivals,” Funk says. “Everything that happens in Edmond happens in downtown, and it’s all really close to the neighborhood.” In the mornings, Café Evoke’s bright, airy atmosphere pairs perfectly with drip coffee and scones. Residents meet up at Around the Corner for gossip over hearty breakfast fare and homemade cinnamon rolls. Walmart is less than a mile away on Second Street, while Sprouts and the Edmond Farmers Market are at the corner of South Broadway and Second Street. Funk recommends heading to the Railyard, a hip food court-style hall featuring everything from ramen and pizza to wings and coffee. Broadway is packed with local businesses, too. Readers can cozy up with a novel or listen to a family storytime at Bluebird Books, while gamers can sip on gourmet soda or craft beer while playing Warhammer or Magic the Gathering at Unplugged, an all-ages board game center. Edmond’s first brewery also calls Broadway home. Frenzy Brewing Company opened its doors in 2020 and has been a downtown staple for cold brews and live music ever since. Closer to campus, Flatire Burgers is a bike-themed burger joint known for inventive milkshakes, knife-and-fork burgers and a dog-friendly patio.

Edmond schools are among the best in Oklahoma
Edmond Public Schools District is widely recognized as one of the best in the state, placing third in Niche’s ranking of Oklahoma school districts. Students attend Northern Hills Elementary School, Sequoyah Middle School and North High School, all of which receive an A grade from Niche. Teens can earn college credit through dual enrollment and get career training at Francis Tuttle Technology Center. High schoolers can choose from eight career programs, including pre-nursing, digital media design, computer science and engineering. After high school, students can head to the University of Central Oklahoma, which has served students for more than 130 years. Established in 1890 as the Territorial Normal School, the 210-acre campus now offers nearly 120 areas of undergraduate studies as well as 81 graduate programs.
Younger students may attend Northern Hills Elementary.

Cheering on the Broncos
With the University of Central Oklahoma’s Wendell Simmons Baseball Field and Chad Richison Stadium just a half-mile southeast, most residents can hear game-day excitement echoing over the fences in their backyards. “It’s exciting — especially when they’re winning,” Funk says with a laugh. She notes that while the football and baseball games are fun, the school is well-known for its women’s rowing team, which won the N.C.A.A. DII Rowing Championships in 2018, 2019 and 2021. The downtown area hosts a monthly concert series every third Saturday from March through October called Heard on Hurd. “It’s a cool local festival, with live music and all kinds of vendors. People really have a lot of fun going there and it’s easily walkable from College View,” Funk says. Gossett Park on University Drive might be small, but the laid-back park is a favorite among families for its playground, picnic tables and paved paths shaded by pecan trees.

Cottage and ranch-style homes near UCO
The neighborhood has a variety of cottages and ranch-style homes, often between 1,200 and 2,000 square feet with three or four bedrooms. Most were built between the 1950s and ’60s, but some were built as recently as the 1980s and ’90s. The neighborhood’s proximity to the university makes it a popular choice among investors looking to build their rental portfolio as well as faculty searching for homes within walking distance of UCO. Prices typically range from $185,000 to $285,000. Buyers looking for roomier, renovated homes or homes closer to campus can expect to pay between $300,000 and $425,000.

Students can take the Broncholink
The area’s walkability is one of its main draws, allowing UCO students and staff to walk to campus or nearby shops and restaurants. Downtown Oklahoma City is 14 miles south on U.S. Route 77. Drivers also have easy access to I-35, a major north-south roadway. OU Edmond Hospital provides medical care 1.5 miles away, and Will Rogers World Airport is 24 miles south. Edmond’s Citylink public transit service provides free bus service throughout the city for UCO students and the general public. The main service areas near the university are Danforth Road, 33rd Street, Village Lane and Santa Fe Road. The Route 4 Broncholink directly circles campus Monday through Saturday, with shuttles arriving at each stop every 30 minutes.
