A historically hot housing market
As legend has it, Nanitta Daisy leaped from a moving train in 1889 to stake her homestead claim just north of where Downtown Edmond lies today. Home to the city’s thriving arts, retail and food scenes, “downtown is easily one of the coolest places to live in Edmond,” says Re/Max At Home Realtor Michael Wallace, an Oklahoma City local and University of Central Oklahoma alum. More than a century after Davis’ famous jump in the Land Run, the housing market has calmed considerably. “You definitely don’t need to jump off a train to buy here nowadays, but the market is still fairly hot,” says Wallace, attributing the consistent temperature to reasonable home prices, tons of variety in home styles and proximity to the most popular dining, shopping and entertainment options the city has to offer.

Tons of housing options
These Minimal Traditional and Traditional-style homes tend to sell for between $200,000 and $400,000. Most are single-family, stand-alone homes. “But there’s a good mixture of apartment complexes and brownstone-style townhomes here too,” says Wallace. Close to the center of downtown, there are also new duplexes popping up. “Those are more than one story tall, which is unusual for the area,” Wallace adds. Even with all the new construction, “developers are conscious of the area’s historical significance,” he says. “You won’t find anything crazy modern here, the homes are all pretty classic and traditional, with plain vinyl siding or brick and not a lot of fancy decoration.”

Thriving arts scene
“The arts scene in Edmond is really concentrated around here as well,” says Wallace. “On Broadway just north of 2nd Street, there’s Vibes and the arts festival, and then just a couple more blocks up Broadway there’s also Heard on Hurd,” he says. Vibes is a new downtown tradition, started in 2020 as a monthly “art experience.” Local visual and performing artists are “housed” in participating local businesses for a come-and-go art walk-style event on the first Thursday of each month from April to October. The Downtown Edmond Arts Festival is an older tradition, dating back to the 1980s. Enjoy festival food, kid-friendly arts and crafts activities, and live music while perusing the annual spring event’s painting, sculpture, jewelry and pottery booths. Residents can discover more local bands at the monthly Heard on Hurd street festival between March and October. “If you like any kind of art, Downtown Edmond is the place to go. With all the festivals, there’s just always something new to discover,” says Wallace.
Hip retail and restaurants
“There’s a lot of cool stuff to do here,” says Wallace. One of the neighborhood’s most vibrant sections is the corner where Broadway meets East 2nd Street. “Broadway is definitely part of the old, historic Downtown Edmond,” Wallace says, adding that the main thoroughfare has been the focus of recent revitalization with “all kinds of newer developments and shops.” The Icehouse Project and the Railyard are two such new additions. “They’re really cool outdoor food court-type places, with regular trivia and game nights, live music and fun events. They’re perfect for happy hour,” says Wallace. His favorite eatery is the Fried Taco at the Icehouse. “All the tacos are amazing, and they’ve got great margaritas,” he says. Off 2nd Street a few blocks away, locals can pick up fresh produce and scratch-made foods at the Edmond Farmer’s Market between April and November. A life-size bronze statue of Nanitta Daisy stands overlooking the market pavilion, close to the very tracks from which she made her famous leap. For their everyday groceries, residents can head just half a mile away to the opposite corner of Broadway and 2nd to Sprouts Farmers Market.

Highly rated public schools, historic university
Downtown Edmond youngsters go to schools in the highly sought-after Edmond Public Schools system. Many attend Will Rogers Elementary between preschool and fifth grade, Central Middle between sixth and eighth and Memorial High between ninth and 12th. In 2024, Will Rogers Elementary earned an A-minus from Niche. Both Central and Memorial earned As. Memorial High also ranks in the No. 6 spot on Niche’s list of the best public high schools in the state. The University of Central Oklahoma (UCO) is less than a mile from most Downtown Edmond homes, in nearby College View. The historic school offers 118 undergraduate areas of study and more than 80 graduate programs for students on its main campus.
