Danforth Road and 2nd Street, two of Edmond’s major thoroughfares, bookend six small additions to the north and south. And less than a mile east, Interstate 35 bustles by Clayton Pond, Bradbury Corner, Thunderhead Hills, Woody Creek, Tuscan Park and Bavarian Forest, too. Realtor Steve Reeser, with Keller Williams Central OK ED, notes that their location is both the unifying feature of these East Danforth-East 2nd enclaves as well as the primary draw to homebuyers. “Being so close to I-35 and 2nd Street makes it easy to commute to Oklahoma City, to Guthrie, to downtown Edmond, wherever you might work,” he explains. Judy Rutledge, another Realtor with Keller Williams Central OK ED, agrees that their location is especially noteworthy. She adds: “Neighborhoods on the northeast side of town are the best because they’re convenient and there’s so much less traffic.”
You’ll find mostly Traditional and ranch-style homes between East Danforth and East 2nd Street. Many were built in the late 1980s and 1990s, but you will find some as new as the 2010s. Home prices here span a wide spectrum, sitting close to $250,000 on the low end and soaring to nearly $800,000 on the high end. But most hover in the $350,000 to $500,000 range. “A lot of realtors will tell you that there’s something for everyone in certain neighborhoods, but that’s actually true between Danforth and 2nd,” says Rutledge, noting that not only is there a home for every budget, but there’s also a community for every lifestyle preference. She explains: “Some of these additions have optional homeowner’s associations, some are mandatory, there are a couple private, gated communities, and some open. Whatever you’re looking for, you can find it here.”
For a four-bedroom, two-bathroom Traditional-style home in Clayton Pond built in 1996, featuring an attached two-car garage, cathedral ceilings and original cherry cabinetry and stone counters in the kitchen, you can expect to pay around $350,000. In Bradbury Corner, for a four-bedroom, three-bathroom ranch-style home built in 1990, featuring an attached three-car garage, an open-concept floorplan and built-in shelving around the living space’s wood-burning fireplace, the sale price will be closer to $420,000. Rutledge notes that despite the cooling market temperature, “it’s been updated or even just well-maintained, anything that goes on the market here will be gone in 30 days max. It’s that good of a location.”
Students in these communities attend schools in the highly sought-after Edmond Public Schools system. Youngsters in preschool through fifth grade go to Will Rogers Elementary, middle schoolers between sixth and eighth grade go to Edmond Central and teens between grades nine through twelve go to Edmond Memorial High. Will Rogers Elementary earned an A-minus grade from Niche in 2023, while Central Middle earned an A. Edmond Memorial boasts an A-plus grade and earned a spot in U.S. News & World Report’s likes of the top 10 high schools in the OKC metro.
Within 3 miles of downtown Edmond, Danforth-2nd residents are well-positioned to take advantage of everything the city has to offer. “Shopping is really convenient and if you want to go out to eat, basically every kind of food you could want is just a short drive away,” says Rutledge. Reeser agrees, noting that three of his favorite restaurants are all less than a mile and a half from most homes in this area. “Just right down the street there’s Eddie’s, Pub W and Neighborhood Jam, all within a couple blocks of each other,” he says, noting that Eddie’s and Pub W are great date night options while Neighborhood Jam is perfect for a Sunday brunch. For their groceries, residents don’t need to venture much farther. Your local Walmart Supercenter and Sam’s Club are both less than 2 miles south down I-35, on either side of 15th Street.
