Upscale suburb with proximity to amenities
Perrinville is an upscale Edmonds suburb with coastal views of the Puget Sound and larger homes on secluded lots. “That area is private and quiet, a kind of bedroom community type of feel,” says Patrick Johnson, managing broker at Century 21 North Homes Realty. The neighborhood stands on a hillier section of Edmonds, but in return, homeowners receive quieter streets and lower crime. The neighborhood’s Crime CAP Score is 1 out of 10, the lowest possible score. Outside the suburbs, residents are near modern amenities like restaurants and retail near downtown Perrinville, Edmonds and Lynnwood.
Trendy retail and restaurants around 76th Avenue
Locals wanting to get a bite to eat may go to Downtown Perrinville, the walkable sector along 76th Avenue, which includes an array of trendy shops. The Cottage Community Bakery has a loyal following for its fresh-baked breads, pastries and cookies. Bistro 76 Café and Catering packs its tables on the weekends for brunches with dishes like corned beef hash and breakfast burritos. Nun Chuck’s Brewing Company is a newer, laid-back joint that hosts weekly trivia nights and watch parties for sports teams. QFC is 3 miles away for groceries. “Residents are close by to downtown Lynnwood for shopping, which has the Alderwood Mall,” Johnson says. Alderwood Mall has over 170 stores, including Macy’s, JCPenney and Nordstrom.
Secluded home with views of the Puget Sound
Perrinville homes often have a view of the Puget Sound and the Olympic Mountains. “The homes can be wooded with lots of trees. They have generous lot sizes bigger than other areas around Edmonds and Lynnwood,” Johnson says. “Most homes are built between the 60s and 90s.” Craftsman and Contemporary homes have exteriors with multi-car garages and larger windows. Their interiors contain over 2,000 square feet. Rancher homes are also in the neighborhood with less than 2,000 square feet and not as many Puget Sound views. Prices range from $500,000 for a home more inland and $2.25 million for a home towards the coast.
Peaceful sunsets at Stamm Overlook Park
Stamm Overlook Park is centrally located in the neighborhood where visitors can sit in their cars and watch the sunset. Seaview Park has several athletic courts and baseball and soccer fields. Kids can run around in the playground. Hikers and bikers can enjoy their journey around the looped trails. Southwest County Olympic View Park spans 120 acres. This site has two hiking trails through the forested areas and wetlands. Lynndale Park is the second oldest park in Lynnwood, only 3 miles away. Dogs can run free around the off-leash area or walk around the pathways. The park’s amphitheater holds summer performances like Shakespeare in the Park, which are local performances of the various plays of the author.
Fall season kicked off at Perrinville Palooza
Perrinville Palooza is a newer event that started in 2023. The city’s take on a fall festival is held in October around the retail region around 76th Avenue. The street fair involves an afternoon of live music, pumpkin patches, food trucks, and a selection of local vendors.
Career courses at Meadowdale High
Neighborhood students can be split between Seaview Elementary and Edmonds Elementary. Both schools teach until the sixth grade and earn a C-plus on Niche. Meadowdale Middle is for seventh and eighth graders and earns a B grade. Diplomas can be earned from Meadowdale High, a B-plus school. Students can enroll in classes with career professions in automotive technology and healthcare.
3 miles from Lynnwood Light Rail
Commuters to Seattle can reach the city via Interstate 5. “They’d be a 30 to 45 drive to downtown Seattle depending on the traffic that day,” Johnson says. Another option for commuters to Seattle is the Line 1 Light Rail, which travels from the Lynwood City Center all the way to the Seattle International Airport. The Seattle International Airport is 30 miles south by car. It flies to over 120 domestic and international destinations.
