An Edmonds neighborhood anchored by a commercial area
Westgate is a neighborhood in Edmonds, a Snohomish County city of about 42,000. On the west side of Edmonds is Puget Sound, and Seattle is about 15 miles to the south. Westgate has a busy commercial corridor, and mixed-use development is on the rise. "It's one of the main gateways to the city because it's on a state highway, has an anchored retail core with banks, restaurants and some mixed-use development," says Kelsey Foster, the communications strategist/public information officer for the City of Edmonds.Westgate is also near other notable parts of Edmonds. "It's between Esperance and the Bowl: on the top of the hill, about to go down to the Bowl," says Anne-lise Burgess, a broker with Reece Home, a team of Keller Williams North Seattle. Esperance is a part of the county not included in the city limits. The Bowl is a sought-after valley area associated with downtown and known for views of the Sound.

Retail along Edmonds Way and 100th Avenue West
Westgate's retail hub is located around 100th Avenue West and Edmonds Way, a portion of state Route 104. "Westgate is anchored by this commercial zone," Burgess says. It's also a place where the city supports mixed-use development, creating walkable communities with office space, retail, and residential spaces. A zoning change in 2015 allowed for taller buildings and mixed residential/commercial use. The Village at Westgate, completed in 2019, was the first project of the Westgate Mixed Use Zone. The development has 91 upscale apartments and garage parking. Among its commercial spaces is Jaiiya Cafe, which has signature drinks like cardamom hemp latte and ube dalgona, a whipped coffee drink flavored with ube, a purple yam. Ono Poke's authentic Hawaiian cuisine uses organic produce and fresh, sustainable seafood. "People wait in line for it. They come from beyond just Edmonds," Foster says. Other restaurants in the area are Bucatini Italian Bistro, Ivar's Seafood Bar and Herfy's Burgers. Specialty shops include J & J Shoe Repair, Urban PaperCrafter and All the Best Pet Care. There are drug stores, banks and grocers QFC and PCC Community Markets Edmonds Co-op.
For more, it's several miles from Westgate to Downtown Edmonds, a walkable area named Washington's first certified Creative District. In addition to shops and restaurants, there are numerous murals, galleries, the Cascadia Art Museum, the Edmonds Center for the Arts and the historical Edmonds Theater. The neighboring city of Lynnwood has more grocery store options, plus national brands and Alderwood, an indoor/outdoor shopping complex previously called Alderwood Mall.

Westgate has single-family homes, including ramblers
Though not all residential streets have sidewalks, homes have driveways and garages. "It's almost all single-family: mostly 1950s and 1960s houses, a lot of ramblers," Burgess says. Other house types include split levels, traditionals and contemporaries. Prices typically range from the high-$600,000s to $1.3 million. The average home price is $1 million, in contrast to the Bowl, where the average is $1.6 million.

Westgate Elementary, College Place Middle, district-wide programs
Public schools include Westgate Elementary School and College Place Middle School, both earning B grades from Niche. Edmonds-Woodway High School has an A-minus. Students zoned to any of Edmonds School District high schools are eligible to participate in Edmonds-Woodway's Architecture/CAD Career and Technical Education program. Other district-wide options include Lynnwood High School for its Applied Engineering & Manufacturing Career and Technical Education program and Mountlake Terrace High for the Carpentry Career and Technical Education program. Community Transit buses, state Routes and Interstate 5
Community Transit buses have quite a few stops around 100th Avenue West and Edmonds Way (SR-104). "That's kind of the main highway for getting onto the ferry. But off those main streets, it's more residential," Foster says. The Edmonds-Kingston Ferry, one of the most northern ferries in the network, brings people to the city. It's less than 2 miles from Westgate to state Route 99's conjunction with 104 and a couple of miles more from there to Interstate 5. Downtown's Edmonds Station has Amtrak trains and Sound Transit's N Line, a commuter rail line from Everett to Seattle. Transportation hubs include Edmonds Park & Ride and Edmonds College Transit Center.
Yost Park, parks and amenities on the Sound
With close to 50 parks or outdoor spaces, Edmonds has plenty of recreational resources. North of Westgate, Yost Park has preserved forest areas with a ravine and wilderness trails. Foster says it's one of the preferred parks for the core group of pickleball players in Edmonds. Other amenities include tennis courts, a play area and a seasonal outdoor pool. To the west, near the shores of the Sound, there's Marina Beach Park. The walkway along the marina is very popular. There also is an off-leash dog park with access to a beach where pups can swim.
Top events: Edmonds Arts Festival and Taste Edmonds
The top events are Edmonds Arts Festival in June, An Edmonds Kind of 4th in July and the culinary celebration Taste Edmonds in August. Fall festival PorchFest Edmonds hosts local musicians at venues that include community members' homes. Edmonds Summer Market and other seasonal markets take place downtown on Saturdays. The Multicultural Association of Edmonds is a nonprofit that hosts events for occasions like Lunar New Year and Día de los Muertos.
