"The outdoors really is the primary driver to Edwards. We've got excellent golfing, hiking and biking, river rafting, fishing, hunting, skiing — pretty much anything you could want. There is something to do here year-round, and it's a great place to have a family," says NAV broker associate Joel Wenblad.

Median home price more than six times the national number

In 2024, the median sale price of a single-family home in Edwards was $2.4 million, more than six times the national figure. Home values were up 8% year-over-year from 2023. “This is an interesting area because about one-third of people are transplants, and in terms of housing, one out of four properties is a non-primary resident, which gives you a sense of the population,” Wenblad says. The town’s primary housing stock was built between the early ‘70s and ‘90s, though many homes have been remodeled. Singletree is a high-end neighborhood developed in the ‘90s and known to be quiet and very walkable. It’s on a golf course, which is considered a big part of the Edwards experience, according to Wenblad. “There is still a fair number of single-family homes being built, but there are efforts to bring more medium-density housing in condos and townhomes,” Wenblad says.

Edwards Village and Riverwalk are commercial centers

There are two commercial centers in town: Edwards Village and Riverwalk, both along U.S. Route 6. “We have decent shopping at Riverwalk. Maybe some people do some shopping in Vail, but that’s super high end,” Wenblad says. The shopping center is anchored by a grocery store and a number of restaurants representing a wide range of cuisines. It is situated on the Eagle River and has an outdoor amphitheater for entertainment in the summer. “Juniper, Harvest Restaurant and Bar and Ed’z are all great. If you want an upscale experience, The Vista at Arrowhead is good,” Wenblad says.

I-70 traffic clears up west of Vail

Edwards has direct access to I-70, which connects 110 miles east to Denver. Vail is 15 miles west via I-70, and Aspen is 90 miles south via state Route 82. “Traffic on 70 clears up a lot once you get west of Vail. There can be backups, but it’s not the nightmare you see in other parts of the state,” Wenblad says. “Driving around town is about as pleasant as suburban driving can be, and we have epic views.” Public transit options are limited, but the Eagle County Transportation Authority operates limited bus routes in the area. To catch a flight, the Eagle County Regional Airport is about 20 miles west.

Ideal climate with just the right amount of snow

Edwards has four seasons, with summer temperatures in the mid-80s and winter temps in the 40s. “The climate is pretty ideal. Fifteen miles up in the valley and you’re in ski country with a heavy winter; 15 miles down and you’re in Eagle, which they call the ‘banana belt’ because the weather is warmer and there isn’t much snow at all,” Wenblad says. “For me, Edwards is the perfect mix. There’s enough snow and winter to scratch the itch, but really lovely summers and fall. You can get away without a heated driveway like in Aspen and Vail.” Due to the amount of natural space that surrounds Edwards, the fire risk is substantial. “Some areas only have one way in and out, which is something insurance companies really don’t like,” Wenblad says. “The cost and difficulty of acquiring insurance is something you really have to consider when buying in Colorado.” Crime statistics for Edwards were not immediately available.
