Serrano Village offers a country club lifestyle in a gated community

A highly sought-after master-planned community in El Dorado Hills, Serrano Village is home to a mix of housing sizes and styles, centered on the Serrano Country Club. “Serrano is the largest village in El Dorado Hills, offering everything from production residences to ultra-luxury, custom-built estates. The whole community is gated and the custom areas have a 24-hour manned security gate,” says Kelli Griggs, a local real estate agent and founder of Navigate Realty, a top-ranked boutique brokerage in El Dorado County. “The golf course is at the heart of the community, and some residents can drive their golf cart straight from their garage onto the green, which is very unique.” In addition to luxury amenities, the community is zoned for several highly rated schools like Oak Ridge High, a significant draw for local families.

Home sizes vary, with opportunities for large custom builds

The first homes in Serrano Village came on the market in the late 1990s, but development is still ongoing. New Traditional homes throughout the community are inspired by Spanish Revival architecture, often featuring terra-cotta colors and barrel-tile roofs. Other homes feature steep hipped roofs and partial stone exteriors. The neighborhood’s south side is more densely developed, with most properties ranging from $650,000 to $1 million for up to 3,500 square feet. Larger builds can range from $1.1 million to $1.7 million. The community’s north side has mostly custom homes, including properties with larger lots of up to a half-acre. Prices can range widely due to a variety of factors. “Within Serrano’s custom neighborhoods, there are older homes that can be remodeled, or brand-new construction at a significantly higher price point,” Griggs says. “The difference can be as much as a million dollars, since there's such high demand for modern custom homes.” In recent years, custom properties have sold for between $1.7 million and $3.8 million. Residents pay a monthly Homeowners' Association fee of about $250, which covers things like security and landscaping. The surrounding area has a high risk of wildfires and generally poor air quality due to small particle pollution in the San Joaquin Valley.

Private golf course, tennis courts and neighborhood parks

Serrano Country Club is one of the community's biggest draws, featuring a private 18-hole golf course, a junior Olympic-sized pool and several tennis courts. The club’s location among rolling hills affords 360-degree views of El Dorado Hills, with many private terraces where members can relax. Village Green Park, a public green space at Serrano’s entrance, has a serene pond surrounded by walking trails and mature oak trees. Many other small pocket parks are dotted across the gated community with playgrounds and picnic tables. Bass Lake Regional Park borders Serrano on the east side, spanning more than 200 acres of wetlands and oak groves on the banks of its namesake. The park is popular for catch-and-release fishing and birdwatching, though El Dorado Hills officials plan on adding more amenities in the future, such as athletic courts and more trails.

Local schools have language immersion and engineering programs

Oak Meadow Elementary earns an A from Niche and offers an after-school cross-country program. The A-minus-rated Rolling Hills Middle has more athletic teams, including soccer and basketball. Both schools share their campus with Buckeye Union Mandarin Immersion Charter School, which provides a Mandarin Chinese language immersion program for bilingual students. The A-rated Oak Ridge High offers advanced manufacturing and engineering classes in partnership with Folsom Lake College, along with after-school 3D modeling and coding clubs.

Nearby shopping plazas, a few miles from El Dorado Hills Town Center

There’s a small shopping plaza on the edge of Serrano Village with a Safeway, Double Shot Coffee Bar and Mario’s Early Toast, a popular breakfast restaurant. The community is only a few miles from El Dorado Hills Town Center, the town’s main shopping center and gathering place. In addition to chain retailers like Target, there are several upscale dining options like the locally owned Sienna Restaurant, which serves steak and pasta dishes.

Commuters can access Sacramento on U.S. Route 50

U.S. Route 50 is the nearest highway, leading about 30 miles to downtown Sacramento and under 85 miles to Lake Tahoe. Serrano Village is relatively insulated due to the gated perimeter, and the neighborhood has a Cap Index Crime Score of 1 out of 10, compared to a national score of 4. Mercy Hospital of Folsom is less than 10 miles away and the Sacramento International Airport is about 40 miles away.
