Northwest El Monte has an affordable suburban lifestyle
The highlight of Northwest El Monte may be its prices, attracting newcomers and LA natives in droves. “It’s centrally located, has affordable pricing, and it’s growing — becoming more and more popular,” says broker associate Margaret Garemore, who works with Seven Gables Real Estate and has over 25 years of experience in the region. The neighborhood’s 1950s subdivisions give it a suburban feel, but it maintains a distinctive character. One of its unique features is being next to the San Gabriel Valley Airport, a small public airport, which adds activity and noise to the community. Northwest El Monte also has a wide variety of locally owned restaurants, specializing in Hispanic and Asian cuisines.
Diverse dining and night life at Midway Plaza and on Valley Boulevard
The south end of the neighborhood has a vibrant retail hub on Valley Boulevard, where diverse local restaurants are concentrated. At Ixmota Taqueria, patrons can order global fusion tacos in a counter-serve setting with dog-friendly outdoor seating. More eateries include the casual Vietnamese spot Pho Vit 115 and Mitchell's Donuts, a local mainstay with a drive-through. “San Gabriel Valley Airport has a cool coffee shop, and you can watch the airplanes take off. It has really good food,” Garemore says. Located in the airport, Annia's Kitchen offers brunch fare and a patio, featuring views of planes and the San Gabriel Mountains. Midway Plaza is located on the neighborhood’s north side and brings a dash of night life. For karaoke and board games, Lab 88 is open until 2 a.m. every day, while Action Lanes provides bowling and a bar. Across the street from the plaza is the California fast-food staple In-N-Out Burger. The closest supermarket is Superior Grocers, about a mile east of the neighborhood.
Ranch-style homes, condos and manufactured homes in Northwest El Monte
The west side of Northwest El Monte is an industrial area with manufacturers, while the main residential pockets are on the area’s south and east ends. These are centered around community parks and schools, making the area fairly walkable. Developed in the 1950s, these subdivisions have streets of ranch-style homes, ranging from $750,000 to $900,000. They come in a mix of layouts, some with driveways and attached garages, while others have detached garages. Many of the yards have decorative fencing and garden beds, usually styled with roses and boxwood bushes.
On the north side of the neighborhood, Daleview Estates is a 55-plus community with an HOA that takes care of the community pool and clubhouse. If offers manufactured homes, which start from $150,000 and go up to $250,000. The north and south sides also have condo complexes, where units range from $600,000 to $700,000. The neighborhood’s median sales price is $720,000, making the market competitive. Homes in Northwest El Monte spend 27 days on the market on average, contrasting the national average of 47 days.

Recreation from Gibson Mariposa Park to Fletcher Park
Central to Northwest El Monte, Gibson Mariposa Park was designed with a butterfly theme throughout its 4 acres. The park features a splash pad and a skatepark with a clover bowl, plus it has picnic pavilions and basketball courts. Rio Vista Veterans Memorial Park, located on the east side of the neighborhood, offers a walking trail and a shaded playground with a swing set. This park’s picnic tables are ideal for watching the planes take off next door at the airport. The community’s south end borders Fletcher Park, best-known for its dog park, which consists of two fenced sections for both large and small furry friends. This park also has a playground and access to the Rio Hondo Bike Path, a 15.6-mile multi-use paved pathway that follows the Rio Hondo Tributary.

It’s followed by Gidley Elementary School, which serves kindergarten through eighth grade and earns a B-plus grade. Rosemead High has an A rating. On the north side of the neighborhood, students go to Rio Vista Elementary, which has a B-plus. It’s followed by Gidley Elementary and then Arroyo High, which has an A-minus rating. Arroyo High offers courses from Intermediate Food Science to Introduction to Business and Finance. The closest higher education options are Pasadena City College at Rosemead and the California Institute of Technology.

Via Interstate 10, Northwest El Monte is only 15 miles away from downtown Los Angeles. Hollywood Burbank Airport, the closest major airport, is located about 25 miles away.
