Mission Valley neighborhood bordered by railroad tracks
In the heart of Mission Valley — the oldest part of El Paso — train tracks still carry boxcars along the edge of Pendale, rattling like echoes of the 1800s railroad that transformed the city from a dusty outpost to a thriving transportation hub. “People who live there have lived there for a while,” says Tony Jimenez, real estate agent with Thrive Realty. The neighborhood sits a little over a mile from the Mexican border, with strong multicultural ties that go back generations. Some of its citizens are descendants of the Spanish missionaries who settled the area back in the late 17th century. Realtor Ron Rangel, of Diligent Real Estate Group, says second- or third-generation Pendale residents are more of a rule than an exception. “It's really rare that something comes up for sale, because they keep them in the family. Most homes are handed down from grandparents to parents, then to the kids.”

Ranch-style and split-level homes on Lasso Circle
Pendale is predominantly residential, with single-family homes making up nearly three-quarters of the property mix. “It’s less congested than a lot of other areas, with old farmland in some places," Jimenez says. Ranch-style and split-level homes, some with attached garages, sit side by side on narrow streets. Most homes were built between 1930 and 1980, a heavy concentration dating to the mid- to late 1970s. Lasso Circle is an appropriately named roundabout, centered in the neighborhood and branching out in several directions, giving the layout an easy flow. The average home costs between $150,000 and $275,000, with homes on Lasso Circle priced on the higher end of the spectrum. Paved sidewalks coupled with level terrain make it easy to visit the neighbors or take the dog for a walk, but cars are needed to travel outside the neighborhood.

College prep at Del Valle High School
Students attend of schools in the Ysleta Independent School District, all a short drive away. Mission Valley Elementary School earns a B from Niche and is next to the B-minus-rated Del Valle Middle School. It’s a short walk to Marian Manor Park from most homes in the neighborhood. A paved exercise loop winds around the open field, which is large enough to hold multiple games or gatherings at once. Young trees provide shade for picnics, and the tennis and basketball courts are well-lit for evening games The playground and swings are conveniently located near the parking area. Dogs are welcome, but there’s no perimeter fence, so it’s best to leash four-legged friends.

Midway between Highway 375 and I-10
Pendale is centrally located within Mission Valley, halfway between Interstate 10 and Texas Highway 375. The interstate lies about a mile to the east and provides the quickest route to El Paso International Airport, 8 miles away. Highway 375, also known as the Cesar E. Chavez Border Highway, is part of the Texas 375 Loop that encircles the city. Commuters can use this route to drive to downtown El Paso, 12 miles north. Sun Metro buses stop along North Loop Drive to transport passengers to other Mission Valley destinations, including University Medical Center Ysleta, 2 miles away. Puente Zaragoza, one of several border checkpoints, is 5 miles away.
Sun Metro updated its transit system with Brio lines for better service to and from Pendale.

North Loop Drive to Zaragoza Plaza
Pendale is home to a handful of businesses, most along North Loop Drive, where residents can find restaurants like Mi Cabaña, a casual Mexican eatery. A short distance down the road, Plaza de Flores and Zaragoza Village present plenty of retail options, including several discount stores and El Super, a grocery chain. Fast-food and chain restaurants like McDonald’s, Panda Express and Pizza Hut cluster around the intersection connecting the two shopping centers.

Corpus Christi Monastery of Perpetual Adoration
Corpus Christi Monastery, one of the monasteries of the Sisters of Perpetual Adoration, occupies a large piece of real estate north of Lasso Circle. The cloistered community consists of a convent, chapel and grounds spread between Mockingbird Lane and Naranjos Drive. While the sisters only leave the grounds when necessary, the public can visit the chapel for daily morning Mass and 24-hour adoration on the first and third Friday of each month.
El Paso's Monastery of Perpetual Adoration holds Rosaries most evenings in Spanish.

Other considerations
El Paso ranks among the nation’s worst cities for air pollution, particularly due to long lines of idling traffic on the Bridge of the Americas at the Mexican border. Pendale is 10 miles from the bridge, so it is not quite as heavily affected as neighborhoods elsewhere in El Paso. Noise from passing trains can be an issue in the neighborhood, but most residents take it in stride. "The train still passes by there, but the neighbors are just used to it," Rangel says.
