Sunset View is worth a look. The west El Paso neighborhood, which was developed in the early to mid-2000s, features a variety of attractive homes at competitive prices. The nearby Franklin Mountains provide the perfect backdrop to housing that combines contemporary and Spanish architectural styles. While homeowners enjoy the comfort of a small community, they are conveniently located to shopping, dining and major highways. “The main draw is the location,” says Tim Keepers of RE/MAX Associates, who has sold homes in the neighborhood and adds that it offers “the convenience of the west side without the outrageous prices of the west side.”

Attractive prices for a west side neighborhood with contemporary homes

A collection of single- and multi-level homes with driveways and attached garages line the neighborhood’s streets. Sidewalks front cozy yards that are typically landscaped with stones, making upkeep much easier in the city’s arid, high-desert climate. The largest homes feature contemporary designs, and several have Spanish-style flourishes such as terra cotta roofs. Several of the single-level homes are built in the traditional Spanish Mission style. The three- and four-bedroom homes range in price from the mid-$200,000s to around $400,000. “Many people move to the neighborhood because they can afford a home on the west side there,” says Argelia Bearden, a Realtor with Dream Work Realty, echoing the appeal described by Keepers. Manufactured homes can be found at Rio Valley Estates, but recent pricing information was not available. Summers in El Paso are hot and dry. Winters are mild, although temperatures can drop below freezing at night.

Residents are surrounded by stores and restaurants along nearby commercial corridors

Residents don’t have to leave the neighborhood for the convenience of Paseo del Norte Plaza, which includes a Dollar General, dd’s Discounts clothing store and Wingstop. Many more retail options are nearby. “Sunset View is very close to I-10 and very close to all the shopping,” Bearden says. “There’s a Walmart, restaurants, car washes, home goods. All of that is literally not even 5 minutes away.” Rudy’s “Country Store” is a popular barbecue eatery located just outside the neighborhood. The Paseo del Norte commercial corridor is lined with popular chains. A highlight is West Texas Chophouse – Cimmaron, a Tex-Mex staple.

Westside Community Park is the center of a sprawling recreational space nearby

Sunset View Park is a community green space with a playground. Westside Community Park is the anchor of a sprawling recreational space nearby. The park features athletic fields, a skatepark and children’s playscapes among its amenities. Surrounding the park are open-desert trails, a mountain biking pump track and skill park and the Don Haskins Recreation Center, which offers athletic amenities and opportunities for social gatherings.

Students can attend an A-rated high school

William C. Herrera Elementary School earns a B from Niche. Don Haskins PK-8, rated B-minus, was created through a consolidation of Lincoln Middle, Roberts Elementary and Bond Elementary schools. Franklin High School has been designated a Purple Star Campus for its commitment to meeting the needs of military-connected students. Rated A-minus, Franklin High also offers a P-Tech Medical magnet program.

Nearby amenities lessen the need for travel

Limited travel is required in an area so close to modern amenities, another potential draw for homebuyers. “Neighborhoods are not as spread out, so traffic is not as congested as it is on the east side,” Keepers says. “The west side is definitely more sought after.” When travel is required, nearby I-10 makes local points of interest more easily accessible. Downtown, a cultural and entertainment hub, is about 12 miles away, and El Paso International Airport about 20 miles away via I-10. The Hospitals of Providence Transmountain Campus is less than 4 miles from the neighborhood along Woodrow Bean Transmountain Road. Part of the Texas Loop 375 bypass, the road is a scenic pathway through the Franklin Mountains that connects residents to the city’s east side. Closer to home, residents can catch the bus on Doniphan Road.
