Terrace Hills in northeast El Paso offers a quieter city setting
Terrace Hills is a small neighborhood of attractively priced midcentury homes in northeast El Paso that offers a tranquil, yet convenient setting. It is bordered by canyons that separate it from the Franklin Mountains. “Often times, people who are moving to that area want to be in a quieter part of the city,” says Debbie Figueroa of The Real Estate Power Houses, who recently sold a home in the neighborhood. The slow-paced residential community does offer the convenience of proximity to Woodrow Bean Transmountain Road, which provides nearby commerce and access throughout the city.

Larger midcentury homes sit on larger lots on larger streets
A collection of midcentury-moderns and ranch-style homes offers ample yard space. “Larger lots with larger homes on larger streets,” Figueroa says. “There are different pockets in the city with midcentury homes, but this is one of the older, established neighborhoods.” The non-HOA homes, built from the late 1950s through the early 1970s, feature driveways and a mix of carports and attached garages. Several homes have been renovated. Prices range from the mid-$100,000s to the high $200,000s for the largest renovations. “There’s affordability within the entire city of El Paso,” Figueroa says. “It depends on the buyer, not the home.” The residential streets on the neighborhood’s southern edge are separated from Woodrow Bean Transmountain Road by a frontage road and a sound-reducing wall. The arid climate of El Paso means homeowners experience hot, dry summers and mild winters in which temperatures can drop below freezing at night.

Retail stores and restaurants are concentrated nearby
Woodrow Bean Transmountain Road provides residents with quick and easy access to all their shopping and dining needs. Walmart and Lowe’s Home Improvement are big-box retailers on either side of the commercial corridor. Residents can also stop for a drink at Starbucks on the way to work or catch a movie at the AMC El Paso 16. Skyline Optimist Youth Park is a traditional, amenities-filled destination about a mile from the neighborhood. Its recreational spaces host plenty of activity for all ages. Pickleball courts are a new addition that was part of a city-funded $80,000 renovation. A splash pad is the featured attraction at nearby Sue Young Park. The neighborhood’s location provides access to several cultural and recreational attractions. The El Paso Museum of Archeology is less than 3 miles away. The Castner Range is part of the Fort Bliss Military Base and was used as a training site until 1966. It was designated a national monument in 2023 to protect its archeological sites and natural beauty. Franklin Mountains State Park offers rock climbing as well as hiking and biking on more than 100 miles of trails.

Recent consolidation changed the neighborhood's educational pipeline
Younger students can attend Bobby Joe Hill PK-8. The school was created from the consolidation of the former Terrace Hills Middle and Collins Elementary schools. It does not have a Niche grade. Older students can attend Andress High School, which earns a C-plus from Niche. The high school features a Pathways in Technology Early College dual-enrollment program.
