The Triangle
Neighborhood in Emeryville, California
Alameda County 94608
Homes for sale are snatched up quickly
The Triangle includes more renters than homeowners, and much of the neighborhood is comprised of industrial and office space. In the residential areas, a mix of bungalows and four squares sit behind wide streets that feature sidewalks and bike paths. Some of the homes are updated with fresh paint, their compact lawns neatly landscaped with small trees and low bushes. An occasional one-car garage breaks the norm of paved driveways and street parking. Homes for sale are quickly snatched up, staying on the market for 16 days, compared to the national average of 44 days. Single-family homes range from about $820,000 to $1.3 million.Parks in the neighborhood, bayfront recreation nearby
Near the historic section of this neighborhood sits the Joseph Emery Skatepark, which is full of young skaters. Nearby Temescal Creek Park has a fenced-in playground, dog park and basketball courts. Bayfront activities are also near at hand. The Emeryville Marina Park, with walking trails and bay views is under 3 miles away. And just another mile north is the Mclaughlin Eastshore State Park, featuring over 1800 acres of land along the East Bay with opportunities for hiking, biking and birdwatching. The wildlife, tidal marches, an adventure playground and a nature center will encourage families to make a day of it.Sports take center stage at Emery schools
Kids living in the Triangle can attend school within the Emery Unified District. Many can start at Anna Yates School, a kindergarten through eighth grade school that is graded C on Niche. They can continue to Emery High, located in the neighborhood and graded B-minus. The high school has built up its sports programming and now offers volleyball, wrestling, tennis and water polo along with traditional football, basketball and baseball teams. Private schools in the neighborhood include multi-lingual options, such as East Bay German International School and Escuela Bilingüe Internacional.Art and history flavor the neighborhood
Every year, the city of Emeryville puts on a Celebration of the Arts, exhibiting the work of over 100 area artists. “Emeryville used to boast it had more artists than any other city in the United States,” says Rob Arias, founder of the E’ville Eye local news site. “They were getting pushed out of the San Francisco market and all these old warehouses in the Park Avenue historic quarter had the high ceilings and expansive spaces.” Some of these spaces in the Triangle area have been repurposed. A puppetmaker has set up shop in a building that was originally People’s Baking Company. Oru Kayak now occupies the former California Pickle and Sauce Company. The Oaks Card Club, owned by the same family for over a century, is still a thriving gambling house. It employs 300 people and keeps its doors open 24 hours. Also claiming deep roots in Emeryville’s history is the Bank Club, a former gambling parlor and now a hot spot for cocktails, karaoke and billiards.Scoot around town or head to Bay area attractions
A focus on infrastructure by city leaders has encouraged car-free living. For example, city leaders closed part of Doyle Street to cars during the pandemic to provide safe exercise space. They eventually made the closure permanent; the street is now a protected corridor for bicyclists and pedestrians. The city also built a bridge across the railroad tracks, making for an easier commute to nearby office buildings by foot or bike. The Emery Go-Round shuttle buses people around town and stops at nearby Bay Area Rapid Transit (BART) stations. There are three bus stops on the San Pablo thoroughfare. The Alta Bates Medical Center Summit Campus is under four miles. Amtrak has an Emeryville Station connecting to the entire West Coast. Regional destinations are accessible by car as well. Interstate 580 runs through the south end of the neighborhood and connects to Interstate 80, crossing the the Bay Bridge into San Francisco. The Oakland International Airport is 14 miles south of Emeryville on I-880, and the San Francisco International Airport is about 22 miles away.Diversity defines eateries and retail options
San Pablo Avenue, a wide thoroughfare with sidewalks and a landscaped median divides the Triangle. Tucked behind the Bank Club on this strip is Wally’s Cafe, a favorite of Pixar employees that offers up Lebanese lentil soup and baklava in a relaxed diner atmosphere. Community art is displayed on the walls of the worker-owned Arizmendi Bakery and Pizza, and Simurgh Bakery & Café serves Turkish simits and treats. Down the street is a Wing Stop, Los Cantaros Taqueria and an IHOP. At the southern end of the neighborhood, the East Bay Bridge shopping center includes Nordstrom Rack and big box stores like Target and Home Depot. Many entertainment options and stores, including Trader’s Joes, are within easy reach at Bay Street Emeryville mall.
