Less than 10 miles from the beach bungalows and suburban streets of oceanside Encinitas, residents of Olivenhain enjoy some of the premier horse country in Southern California. The community's equestrian estates and Olympic-caliber dressage facilities offer a luxurious level of countryside living in the heart of North County San Diego. "Here's the best way I could describe the area: If you get off your horse and walk into the grocery store, nobody will bat an eye," says Realtor Caren Kelley, Compass Real Estate's national equestrian director and leader of the Luxury & Equestrian Group. Miles of horseback trails serve the equestrian community, though many homebuyers seek out the multiacre residences just for the open space. "Plenty of people move here for the land," Kelley says. "You're so close to nice retail in Encinitas, but you get to live a relaxed, rural lifestyle.

Multi-acre luxurious equestrian estates

Olivenhain is a collection of inland communities cradled in a lush valley that gives the area a secluded feel. Some communities are gated, some aren't, but they all offer the same setting. "Properties generally have a 2-acre minimum," says Kelley, a longtime San Diego County resident. "People who want to keep horses should know that zoning allows for two horses per acre." The multiacre lots are often home to Mediterranean-inspired mansions, stables, riding loops, pools and private tennis courts. Most homes cost between $2 million and $8 million, with newer palatial homes at the higher end. The largest, most luxurious estates — some with up to 10 acres — can go for over $10 million. Communities like Wildflower Estates, a guard-gated community in the south end of the valley, have tended stables where residents can board their horses. In these world-class facilities, horses are prized possessions, sometimes worth as much as the homes. The community also has a 1 out of 10 CAP Index Crime Score, lower than the national average of 4 out of 10.

A network of multi-use horseback riding and hiking trails

Miles of trails weave through Olivenhain and the surrounding area. "The multiuse trail system goes through Encinitas, Carlsbad and Rancho Santa Fe," Kelley says. "There are 30 miles of trails in Encinitas alone." Residents use the trails to ride and hike through the community, sometimes just to visit the neighbors. The paths connect to the trails in Rancho La Costa Preserve, an expansive landscape of green hills to the north. "Just don't ride too far south into Rancho Santa Fe because some parts are only for those residents," Kelley says. On the oceanside of Encinitas, Moonlight Beach is less than 10 miles west.

Olympic-caliber dressage facilities

Olivenhain is home to multiple world-class equestrian boarding and training facilities, mainly specializing in dressage. Often considered the most artful riding discipline, dressage involves training a horse to prance with precision. Dove Hollow Dressage Center, the largest of these facilities, has outdoor and indoor riding areas. Wildflower Equestrian, an option in the Wildflower community, is home to a horse that rode in the 2024 Olympics.

Olivenhain is in San Diego's best school district

Students begin at Olivenhain Pioneer Elementary, given an A rating by Niche. It's part of the Encinitas Union Elementary School District, which earns an overall A grade. Middle and high school students head to the San Dieguito Union High School District, rated A-plus and ranked the No. 1 school district in San Diego by Niche. Diegueno Middle School and La Costa Canyon High both receive an A. La Costa Canyon is highly regarded for its International Baccalaureate program and its athletic facilities, which include a two-story gymnasium that seats over 2,000 fans.

Retail shopping is a few miles from these rural estates

La Costa Town Square on Rancho Santa Fe Road offers basic shopping and dining just north of the community. It has a Pavilions for groceries, and stores like REI and Petco. There are also chain restaurants like Yamariki Sushi. Sprouts is down the road. The Forum is a retail center about 5 miles west. It has trendy brands like Lululemon, Vuori, Free People, and Anthropologie.

Carlsbad business parks 10 miles north

Commuters can drive about 10 miles to Carlsbad's business park area, which is now a North County biotech hot spot. It's even home base for major golf brands Calloway and TaylorMade. Scripps Memorial Hospital Encinitas is 7 miles west. Qualcomm — the world's largest telecommunications company — and more biotech labs are based in Sorrento Valley, under 20 miles south. Downtown San Diego is less than 30 miles down Interstate 5. San Diego International Airport is also downtown.

Brush fires in the area

Brush fires occasionally occur a few miles away, outside San Marcos. Olivenhain hasn't been affected, but fires are still a concern. Homeowners can prevent the spread of potential fires by removing excess brush from the perimeter of their properties.
