"You're so close to nice retail in Encinitas, but you get to live a relaxed, rural lifestyle.

Olivenhain is a collection of inland communities cradled in a lush valley that gives the area a secluded feel. Some communities are gated, some aren't, but they all offer the same setting. "Properties generally have a 2-acre minimum," says Kelley, a longtime San Diego County resident. "People who want to keep horses should know that zoning allows for two horses per acre." The multiacre lots are often home to Mediterranean-inspired mansions, stables, riding loops, pools and private tennis courts. Most homes cost between $2 million and $8 million, with newer palatial homes at the higher end. The largest, most luxurious estates — some with up to 10 acres — can go for over $10 million. Communities like Wildflower Estates, a guard-gated community in the south end of the valley, have tended stables where residents can board their horses. In these world-class facilities, horses are prized possessions, sometimes worth as much as the homes. Miles of trails weave through Olivenhain and the surrounding area. "The multiuse trail system goes through Encinitas, Carlsbad and Rancho Santa Fe," Kelley says. "There are 30 miles of trails in Encinitas alone." Residents use the trails to ride and hike through the community, sometimes just to visit the neighbors. The paths connect to the trails in Rancho La Costa Preserve, an expansive landscape of green hills to the north. "Just don't ride too far south into Rancho Santa Fe because some parts are only for those residents," Kelley says. On the oceanside of Encinitas, Moonlight Beach is less than 10 miles west.
