Quiet living on the banks of the Susquehanna
Suburban streets abound in Crest View Heights, located on the outskirts of Endicott in south-central New York. On the north side of the Susquehanna River and less than 10 miles from the Pennsylvania state line, the neighborhood is part of the “Triple Cities” area, which consists of Endicott, Johnson City and Binghamton. Several golf courses, a nature preserve and a landscape of dense trees and farmland are the defining features of the region. “Crest View Heights is an interesting development,” says Keith Arnold, a top-producing licensed real estate salesperson in New York and Pennsylvania. “It’s set apart from Endicott and it’s more woodsy and homey than the downtown area. It’s more sought-after and I was born and raised in this area.” Known as a ‘meds and eds’ community, the general Central New York area has prided itself on innovation for decades.
National recognition in technology and sports
Endicott is where IBM got its start more than a century ago. The now-worldwide technology corporation is headquartered in eastern New York, having closed its Endicott-based doors in 2023. Just 2.5 miles to the northeast, En-Joie Golf Club was founded in 1927 and has hosted the Dick’s Sporting Goods Open for more than 15 years. Founded in nearby Binghamton, the store sponsors the yearly PGA Tour Champions golf tournament. “It’s a really big deal for our community,” Arnold says. Past Open and PGA Tour champion Padraig Harrington became the first golfer to win the event in back-to-back years, in 2022 and 2023. Post-tournament concerts are also a staple of the open, and past performers have included Bon Jovi, the Zac Brown Band and Kenny Chesney. About 20 miles west, the Tioga Downs Casino Resort has games, concerts, a golf club and horse racing as some of myriad entertainment options.
Hitting the links or trails
Besides the general foliage within and around the neighborhood, Crest View Heights residents don’t have a ton of parks nearby. The Links at Hiawatha Landing sprawl on the opposite side of the river about five miles west, with a couple large water hazards sparkling close to the bend of the river. “We’re known for golf courses,” Arnold says, “since it’s a little more scenic.” Waterman Conservation Education Center sits west of Crest View Heights as well, offering five miles of trails winding through the preserve. Natural amenities include ponds, marshes and wildlife, and the preserve has a museum, exhibits, gift shop and more. On the Susquehanna River, kayaking is a popular pastime.
Heading east or west for shopping and dining
Restaurants are few and far between in and immediately around Crest View Heights, so residents typically have to head east into Endicott or across the river to dine out. Sugared Sweets Cookies is the lone establishment within the neighborhood, and a few more eateries are along Route 434 on the other side of the Susquehanna. Up Campville Road, en route into downtown Endicott, Podlasie Polish offers traditional Polish dishes, and the nearby Kristofor’s has served American fare since 1976. "It's a great community," says Russ Hill, a co-owner of Kristofor's. "We sponsor a couple local softball and baseball teams. We're family-oriented, and that's what most people like to come here and enjoy." On the 434, heading west of Crest View Heights, a seemingly airborne sea creature is part of the Blue Dolphin’s signage; patrons can order burgers, Greek sandwiches, seafood and more at the diner. The Dugout Sports Bar & Pizzeria is further up Route 434, featuring games like pool and foosball along with more than 20 televisions and an outdoor dining area for gameday viewing. Two Weis Markets locations are less than six miles away, one on each side of the Susquehanna, and Target and Walmart stops in Vestal are a quick drive away.
Suburbia outside of Endicott
Housing styles in Crest View Heights lend themselves to the rolling landscape, mostly consisting of split-levels accommodating the terrain. Some colonials, custom and ranch homes are also in the neighborhood, with overall single-family residence prices ranging from around $200,000 to $400,000. Lots are typically spacious, with trees bounding the edges for privacy, and homes are mostly situated along looping residential streets. Like Tioga Terrace, to the south across the river, the neighborhood possesses a suburban atmosphere. “Tioga and Crest View do have a similar vibe, that's for sure,” Arnold says. “They do tend to seem more desirable and are considered suburbia, as opposed to downtown Endicott.”
Few main highways nearby
New York State Route 17 has been in operation for a century and runs along the south side of the Susquehanna River, standing as the closest main thoroughfare to Crest View Heights. Access comes via a crossing over the river to the west of the neighborhood, and the section is also called the Southern Tier Expressway. The nearly-400-mile Route 17 is partially concurrent with Interstate 86 and spans a small portion of Pennsylvania and most of southern New York. Via the route, Binghamton is under 20 miles away. Multiple routes exist connecting Crest View Heights with Syracuse to the north; all incorporate Interstate 81 and last roughly 80 miles or more. The state line between New York and Pennsylvania is about eight miles south.
Three schools north of the river
Students can head to Thomas J. Watson Sr. Elementary School from kindergarten through fifth grade, which receives a B-minus from Niche and is the only educational institution in the neighborhood. Enrollment then shifts eastward into Endicott for the remainder of grade school. Jennie F. Snapp Middle School is the site of sixth through eighth grades, and Union-Endicott High School completes the educational arc for Crest View Heights students. Both Snapp Middle and Union-Endicott High receive B ratings from Niche, and at the latter spring sports include lacrosse, tennis, baseball and softball.
