Just north of the George Washington Bridge, Englewood Cliffs is a comfortable residential neighborhood across the Hudson River from New York. “The two main reasons why people choose Englewood Cliffs are the convenience to New York City and major highways, combined with very high, stable property values and very low property taxes,” says Barri Plawker, a Realtor-Associate with Howard Hanna Rand Realty who has been selling in the area for 30 years. “It has the suburban feel without being far away.” With access to nearby New Jersey towns, large modern homes and green spaces with scenic overlooks of New York City, housing inventory stays low.

Classic brick colonials and large modern estates
Homes vary widely in style and size. The neighborhood’s older homes, built in the 1960s and ‘70s, tend to be split-levels, bi-levels, and colonials. “There has been a trend of demolishing these older structures to make way for larger residences. Initially, these new constructions favored grand brick colonial designs, but recently there’s been a shift towards more contemporary and modern styles,” Plawker says. A four-bedroom brick colonial or contemporary home can cost $1.4 million. A six-bedroom brick manor can run $3.2 million. A modernized colonial with six-bedrooms costs $4.5 million. Inventory can be extremely limited, and sometimes older homes are purchased for their land and location, taken down and replaced by larger houses.
A riverside park with views of Manhattan
Palisades Interstate Park, a 2500-acre greenway along the Hudson River, defines the neighborhood’s eastern edge, stretching from the New York border in the north to Fort Lee in the south. The park’s scenic Rockefeller Lookout offers views of Manhattan, the forested areas of the Bronx around Riverdale Park, and the Henry Hudson Bridge. It also gives visitors the chance to stand atop the majestic eponymous cliffs. Kayakers can make use of Undercliff Beach, while Bloomer Beach offers a sandy area to picnic. Nearby, Flat Rock Brook is a 150-acre nature preserve, offering miles of forested hiking trails, wetlands and wildlife.
Schools with small class sizes
North Cliff School serves pre-K through second grade and has a B rating from Niche. The Upper School emphasizes small classes for grades three through eight, with a student-teacher ratio of eight to one. Niche ranks it in the top 5% of middle schools in New Jersey, with an A rating. Dwight Morrow High School focuses on college prep, and receives a B plus rating from Niche.
Many different cuisine types, plus ShopRite nearby
Dining options can largely be found along Route 9W, which offers a variety of cuisine types including Korean, Japanese, and Mexican. Since 1993 Grissini has been a stalwart for upscale Northern Italian fare, and Lefkes Estiatorio serves traditional Greek dishes. Off East Palisade Avenue, the family-owned Brownstone Pancake Factory is a brunchtime favorite. To the north of the neighborhood, groceries can be found at ShopRite of Englewood, with boutiques and clothing shops just a couple blocks away on North Dean Street.
George Washington Bridge access, plus buses
With its location along the Palisades Interstate Parkway, Englewood Cliffs is convenient for drivers traveling to Manhattan, just five miles north of the George Washington Bridge. Buses from RT 9W Sylvan Ave at Palisade Ave stop also provide connection to the George Washington Bridge bus terminal in Hudson Heights in Manhattan, with multiple subway lines available there to Lower Manhattan.
