A slice of suburbia just outside Denver
Arapahoe Acres is 7 miles south of downtown Denver and combines urban convenience with suburban comfort. It's located in the city of Englewood, which is an independent community with a rich history and a growing identity. "It's suburban in nature for the most part but it still retains enough urban feel to it," says David Heine, Broker Associate with Keller Williams Realty and longtime resident of the area. "Arapahoe Acres offers you a nice mix of access to what Englewood has to offer, and the area itself is beautiful." The community hosts medical and manufacturing facilities, providing local employment opportunities in addition to serving as an escape from the more congested areas nearby.

Single-family traditional styles
Prospective homebuyers will find a range of traditional-influenced homes, with ranch style and bungalows common throughout. "You have a lot of older homes getting renovations here," says Heine. "It's a popular spot for investors for that reason, but you also have lifelong residents renovating as well." Mid-century modern homes typically range from $500,000 to $800,000, while ranch style houses are generally priced between $400,000 and $600,000. Bungalows sell in the range of $350,000 to $550,000. Newer developments and renovated properties may reach up to $900,000. While prices are high compared to the national average, they are relatively affordable compared to other nearby suburbs. "You get more bang for your buck here," says Heine. "It isn't exactly cheap, but it is more affordable."

Access to Denver's South Broadway strip
Englewood offers shopping and dining options that include big-box retailers like Target and Walmart, as well as local establishments. "It used to be that you weren't going to find a ton in Englewood necessarily - you would usually go to Littleton or Cherry Creek nearby," says Heine. "That's starting to change though. You're starting to see some boutiques and the like pop up - it isn't quite there yet, but it's starting to develop." South Broadway, an extension of Denver's Broadway strip, features local spots like The Breakfast Queen. Residents also flock to Cochino Taco, known for its modern take on Mexican street food. Just a block outside of the neighborhood, King Soopers serves as the go-to spot for groceries, while Walgreens provides everyday essentials.
Englewood High teaches students practical skills
Students can begin at Charles Hay World School for elementary education, which earns a B-plus from Niche. Two state parks provide plenty of outdoor fun
Situated between the Cherry Creek and Roxborough State Parks, the area offers its residents access to a variety of trails. "The area is extremely popular with hikers, and mountain bikers especially," says Heine. "And being between the two parks is fantastic for people interested in that kind of thing." In addition to the natural fun provided by the landscape, Pirate's Cover Water Park is a popular summer attraction that brings in visitors from all around. Nearby Bates-Logan Park serves as a community gathering spot, while Arapahoe Park provides further green space for picnics and events.

Easy access to Denver and beyond
Englewood serves as a transportation hub for commuters, with two light rail stops on the Denver regional passenger rail system. Drivers have access to Denver and beyond via US Highway 285, US Highway 85, and easy access to E-470 and C-470 highways. "It's a great place to be because, while it's still a suburb of Denver, it isn't directly attached to Denver," says Heine. "You have a bit more space and a bit less of the traffic." The Englewood Trolley connects residents to the light rail station, the medical district and the civic center.
