The Medical District is a renter-heavy neighborhood; 85% of residents rent and just 15% own their homes. However, the area has some small early 19th century homes, and new townhouse developments have popped up over the past decade. “There’s been a ton of development over the past five to seven years,” Horwitz says. Modern traditional townhouses built between the late 2010s and 2020s have brick and stucco exteriors and rooftop decks; some have monthly HOA fees in the $200 range. Prices range between $530,000 and $1 million, usually depending on size or age. The neighborhood’s early 19th century cottages and midcentury Craftsman bungalows have open front porches, narrow driveways and enclosed, grassy backyards. The Medical District has multiple locally-owned restaurants within walking distance of homes. Cherry Hills Sushi Company has a lengthy list of Japanese beers, whiskeys and sashimi plates, and Cochino Taco serves up classic Mexican plates like huevos rancheros and pozole. Safeway is also nearby, and there’s a King Soopers off of South Broadway, also dubbed “Antique Road” according to Horwitz. Folks can find dozens of eclectic and vintage shops along the four-lane road; Neighborhood Treasures Thrift Shop offers gently used clothes and décor, and Goddess Isis Books and Gifts sells novels, crystals and herbs. For department stores like Dillard’s and Nordstrom, Park Meadows shopping mall is 10 miles southeast.Career-minded extracurriculars at Englewood High
The area is zoned for the Englewood Schools District, and since Colorado is a “school choice” state, families can also apply outside their district. Kids can start at Charles Hay World Elementary, which earns an overall C grade from Niche, and continue to Englewood Middle, also rated C. Englewood High, rated B-minus, is known for its Future Business Leaders of America program.Getting to and from the Medical District
U.S. Route 285 travels across the southern part of the Medical District, giving folks access to nearby communities like Hampden and Fort Logan. The area is highly walkable, with sidewalks throughout, and folks can bike along South Clarkson Street. Horwitz says traffic picks up during rush hour, but it’s not too congested otherwise. Homeowners may experience some noise with the proximity to 285 and other more travelled thoroughfares. Both Regional Transportation District (RTD)-Denver buses and Englewood Trolley shuttles make frequent stops in the area, especially near the hospital. Englewood Station, an RTD light rail station, is also about 2 miles west, with routes to Denver, about 7 miles north. Denver International Airport is about 30 miles northeast.Strolling along Little Dry Creek
The 10-mile-long Little Dry Creek flows through the southern part of Medical District. Locals can fish for catfish or smallmouth bass or bike the paved Little Dry Creek Trail along the water. Denny Miller Field near Englewood High’s campus has a baseball diamond and large turf area for football, soccer or track competitions. Renovated in 2022, Cushing Park is about a mile north of the neighborhood and has an outdoor fitness court, playground and Cushing Skate Park. The membership-based Cherry Hills Country Club is about 2 miles southeast. The historic club, where golf legends like Arnold Palmer and Jack Nicklaus have won major championships, has a pool, tennis courts and 18 holes on lush, tree-covered turf.Showing up for First Fridays
Englewood hosts a First Friday event series in the summer and fall. During these months, folks gather at Englewood Civic Center a mile west for live music, local food trucks and themed artisan tents. In July, people lay out blankets at Cornerstone and Belleview Park for the annual Independence Day Fireworks.Preparing for flood risks
Parts of Medical District may be more at risk of flooding, most prominently near Little Dry Creek. The city advises residents to keep debris out of any drainage channels near their homes, keep sandbags or plywood and obtain flood insurance.
