Since the early 2000s, builders have been filling Highlands Ranch with an array of home styles and floor plans. The neighborhood, surrounded by mountains and far enough from the city to feel peaceful but not remote, is a popular option for homebuyers. “It’s clean, nice and new,” says Clint Whiting, broker of Innovation Realty and area resident for more than 22 years. Highlands Ranch is located 6 miles south of the Las Vegas Strip and just west of Highway 15, putting shopping, dining and outdoor recreation close at hand. Within the neighborhood, neatly landscaped yards with sago palms and desert-hardy trees border private driveways and two-car garages. Dwellings are placed close together, and there is a cohesive feel within each development.

Take a short hike or enjoy the playground at Exploration Peak

Highlands Ranch is within 20 miles of Las Vegas’ best outdoor recreation. For a day trip, locals can head to the Red Rock Canyon or Sloan Canyon national conservation areas. “Red Rock has some extreme stuff, but I see families up there all the time, too,” Whiting says. Red Rock Canyon’s dark sky makes it a popular stargazing spot as well. Olympia Sports Park, which has a splash pad, playground and sports field, is a closer option for weeknight recreation. “For a short hike, you can go to Exploration Peak,” Whiting says. “The hike takes maybe ten minutes, and at the top, there’s a circular paved area where you can rest and see the city. Or you can have a picnic at the park below and watch your kids play on the playground.”

Rodeo events at South Point Casino

With several nearby casinos and the strip to the north, those looking for events can always find something. “There’s an Italian carnival a few times a year — it’s called the San Gennaro Feast. They have rides, games and lots of food,” Whiting says. “South Point Casino also has rodeo events throughout the year.”

Smith’s for nearby grocery shopping or drive to downtown Summerlin for more retail and dining

Shops and eateries along Decatur Boulevard are within a short distance of Highlands Ranch. Residents can pick up groceries at Smith’s, located at the Cactus Avenue intersection. Rise & Shine offers breakfast favorites served by pajama-wearing waitstaff. Along Blue Diamond Road, there are popular chains, including Target, Kohl’s and Albertsons. “The Town Square shopping area is a nice place to go for a stroll without the hustle and bustle of the strip,” Whiting says. “Lola’s is a great place to go for dinner while you’re there.” Downtown Summerlin also has a walkable outdoor shopping area as well as “some high-end steakhouses,” Whiting mentions. Both Town Square and Summerlin are about a 15-mile drive for Highlands Ranch residents.

Buyers in Highlands Ranch can find single-family residences and townhouses, the majority of which were constructed in the past 20 years. “It’s got a mixture of housing,” Whiting says. “You can find everything from first-time homes to multi-million-dollar dream homes.” Two-bedroom townhouses generally sell between $350,000 and $450,000. Homes across the subdivisions range from about 1,700 to 3,000 square feet, and most list between the mid- $400,000s to mid- $800,000s, depending on the home style and custom options. Some designs have Mediterranean-inspired stucco exteriors and tile roofs, while new construction favors sharper angles and oversized windows that soak rooms with sunlight and reveal expansive mountain views. Those looking for a larger residence can also find custom-built luxury options with more than 4,000 square feet of living space and around 1 acre of land — these usually start over $1 million and may go for as much as $3.5 million.

Close to Interstate 15 and Harry Reid International Airport

Homebuyers enjoy Highlands Ranch’s convenient location. “It’s close to the airport and close to the freeway,” Whiting says. Interstate 15 flanks the neighborhood to the east, and Nevada State Route 160 borders it to the north, making for smoother driving around the Las Vegas area. The Harry Reid International Airport is approximately 8 miles north, and it offers a gateway to almost anywhere in the world with direct flights to more than 100 domestic and international destinations. Those who live near West Cactus Avenue can take Regional Transportation Commission of Southern Nevada (RTC) buses; however, many areas in the community do not have sidewalks for safe pedestrian travel to and from the bus stops.

Clark County School District has several magnet schools

Area children can attend public schools within the Clark County School District. They may begin their education at Dennis Ortwein Elementary School, which earns a B on Niche. Lois & Jerry Tarkanian Middle School is the next stop in their educational pathway, and it rates a B-plus. Students at Tarkanian can partner with a staff member to form clubs based on their interests. After that, they can transition to Desert Oasis High School, which gets a B-minus. The school’s strong sports program earned recent state titles in men’s bowling, baseball and disc golf. The district also offers a variety of magnet schools, including Gilbert Academy of Creative Arts for elementary-aged children and Canyon Springs High School Leadership and Law Preparatory Academy, which rising high schoolers may apply to attend.

Environmental concerns

According to the Federal Emergency Management Agency (FEMA), the Las Vegas area may face environmental hazards, especially heat waves.
