Walk to Clark County's largest park with pickleball complex and fishing pond
Residents in east Paradise Valley can walk across South Eastern Avenue to Sunset Regional Park. It's Clark County's first and largest park and has won the Las Vegas Review-Journal Best of Las Vegas Readers' Choice award multiple times. Loads of amenities for recreation or relaxation draw visitors year-round to this oasis in the desert. For sports enthusiasts, there's a 20-court pickleball complex, eight basketball courts and multiple baseball diamonds. The park's 27-hole disc golf course is popular for league and casual play. Anglers can drop a line into the 14-acre pond for rainbow trout or channel catfish, stocked seasonally, while birders stroll the pond perimeter to spot migratory waterfowl. Walkers and joggers enjoy more than three miles of connected trails, and two enclosed dog runs allow pups to play off-leash. Annual events are well-attended in Sunset Park, including the three-day Age of Chivalry Renaissance Fair every October, which attracts more than 35,000 costumed revelers and celebrates its 30th anniversary in 2024.Condos under $250,000, single-family Spanish styles less than $600,000
Pride of ownership is evident in trimmed lawns and neat gardens with desert gravel and tall palms, but no homeowners' association dictates the rules. Homes ranging from 1,000-square-foot condos to 2,300-square-foot houses feature elegant Spanish architectural touches, from clay tile roofs to stucco exteriors in peach, cream and sandy hues. Compact lots averaging less than a fifth of an acre line flat, well-kept sidewalks for easy biking and walking. Condos in a small community on the northern edge of Paradise Valley range from $215,000 to $230,000. Single-family homes mostly ask between $370,000 and $570,000 depending on size and extras such as pools or entertaining patios. And because there's no homeowners' association, RV owners can park at home, making weekend getaways easy. Most homes are within about two miles of the airport as the crow flies. "Depending on which way the airport changes traffic direction throughout the year, there's a chance if you're outside, you might hear some planes overhead," adds McDougall. "But it's nothing like living next to Air Force bases near the coast."Strong Silverado High School football program
Public school kids can start at either Charlotte Hill or Louis Wiener Jr. elementary schools, both given a B-minus on Niche. Jack Lund Schofield Middle, named in honor of a U.S. Air Force pilot in World War II, gets a C-plus. Silverado High, which gets a B, offers dozens of clubs and extracurriculars, including Army JROTC, creative writing, improv theater and robotics. The nearby business corridors of Eastern Avenue and East Warm Springs Road keep shopping and dining close. Sidra Market stocks Middle Eastern grocery staples, and chain restaurants like R Burgers and Round Table Pizza are popular go-tos. For authentic Mexican, locals head to family-owned El Herradero or Vitos Tacos, specializing in birria on everything from fries to nachos to ramen. "Bentley's Steakhouse right across from Sunset Park has been around forever," adds McDougall, "and Town Square just 2 miles away has a big movie theater and nicer, newer restaurants like Yard House." For more dining, shopping, gaming and movie options, The Strip is just 5 miles northwest, and Green Valley Ranch Resort Spa and Casino is 6 miles southeast.Quick drive to Harry Reid Airport, public transit stops in the community
Within walking distance of home, employers fill the Paradise Airport, Spencer Airport, Park View and Venture Commerce business centers including retail furniture, industrial machinery, electronics, engineering, lighting suppliers and more. Residents can hop on Interstate 171 or travel Sunset Road to South Eastern Avenue to reach the Harry Reid International Airport within a 4-mile drive. "You're so central in Paradise Valley because you're right at the 215, which runs into I-15," says McDougall. "So, it's great if you work on The Strip or at the airport, or for traveling anywhere in Henderson or Las Vegas. It's like having a key to the city." Regional Transportation Commission of Southern Nevada bus stops dot main corridors, such as Paradise, Pilot and Sunset Roads, for public transit to local employers and shopping plazas.
