Overlooking the Strip
Most housing options West of the Strip are condominiums, all featuring close access to the city’s world-renowned entertainment. “The big draw is how close we are to the Strip and Raiders Stadium,” says Realtor Nick Devitte, owner of Forever Home Realty and a life-long Las Vegas resident. “The area is pretty reasonably priced for the convenience.” A studio condo overlooking the Bellagio begins around $350,000, while a two-bedroom can climb as high as $1.3 million. In coming years, residents can expect even quicker access to amenities. “There’s tons of new construction, but most of it is for entertainment,” Devitte adds. “There’s a big district being zoned for right now.”

Students west of the Strip are zoned to attend Joesph E. Thiriot Elementary School, which Niche rates a C-plus. Thiriot Elementary partners with Create a Change Now, a local nonprofit, to allow students to grow their own fruits and vegetables in a garden they maintain themselves. They then move to Grant Sawyer Middle School, also a C-plus. They finish at Ed W. Clark High School, which earns an A-minus and is Niche’s No. 4 standout high school in Nevada. Clark High offers extensive music programs, including courses on mariachi band melody and harmony.

Charlie Frias Park is an oasis of green space just across Decatur Boulevard from the neighborhood. Children enjoy playing on the splash pad and making use of the playground, and many youth sports programs in the area utilize the sports fields. The park also offers picnic shelters for family gatherings. Grown-ups will enjoy the Bali Hai Golf Club, located on the other side of the 15 freeway. “Bali Hai is a popular public club,” Devitte says. “It’s very tourist-heavy, though. They host a lot of business events and conventions.”

Brightline West
In December of 2023, Brightline West announced its intention to construct a high-speed bullet train that will take passengers from Los Angeles to Las Vegas in just over 2 hours. “The Brightline is going to be a huge attraction,” Devitte says. Brightline expects to open the train in time for the Los Angeles Summer Olympics in 2028.
West of the Strip residents will soon have easy access to the Brightline West bullet train.
The Palms Casino is a long-time favorite for residents of the West of the Strip.
