Between the suburbs and open farmland of northern Colorado, Westerly is an east Erie master-planned community with private amenities and modern homes. The neighborhood lies just south of Erie Parkway, providing easy access to Interstate 25 and major nearby cities like Denver and Boulder.

The local housing scene and price points

Westerly is a master-planned, continuously growing community, with the oldest homes built in 2023. Modern traditional and craftsman-style single-family homes are common, with a small selection of townhouses. The area has been developed by only three builders, providing a cohesive feel throughout the neighborhood. “When living in Westerly, you’re just outside of Boulder, which is a very high-demand area but a lot more expensive,” says Leslie Lowery, a Realtor with Worth Clark Realty who has experience selling in the neighborhood. “You’re within reach of the city, but you get the million-dollar views of the mountains that you won’t get closer to town.” Most homes feature attached, two-car garages and fenced-in back yards, and houses sit close together on small lots. Townhouses start in the low $500,000s and reach around $700,000, while single-family builds range from the low $600,000s to $1.9 million, with prices increasing alongside square footage.

Nearby schooling options

Local families are served by the top-rated St. Vrain Valley School District, starting with Highlands Elementary School, less than a mile away. Soaring Heights PK-8 is a STEM-focused school that offers an array of summer programs, including Innovation Academy, where students engage in hands-on STEAM-based activities. Next door, Erie High School is known for its Academy of Engineering and Aerospace, which focuses on college and career-based learning while working toward earning industry-relevant certifications. Nearby private schooling options include Aspen Ridge Prep School and Vista Ridge Academy.

Community amenities

Westerly’s well-maintained sidewalks lead to a variety of residents-only amenities. “The Waypoint is an amazing community hub with a gym and an outdoor pool,” says Lowery. “It hosts classes and events regularly. I once taught a mixology class there and it was a lot of fun.” Activities include yoga classes, wine tastings, music video bingo and happy hours. The neighborhood has a small town center with a coffee shop, a restaurant and a market. “There’s also a large greenspace in the center of the development that hosts summer concerts and holiday events,” Lowery says.

Shopping and dining outside of the neighborhood

While there are a handful of businesses within Westerly, residents can take the short drive south to Baseline Drive or northwest to downtown Erie for groceries and dining out. “There is a giant King Soopers Marketplace a few miles south, and Erie hosts a farmers market every Thursday in the summer,” says Lowery. Blake’s Taphouse is across the street from King Soopers and serves burgers and craft beer. Downtown Erie has a quaint downtown district, with a number of popular businesses.

Erie-area recreation

There is a large open greenspace in the center of the neighborhood with walking paths and picnic tables. “Westerly is also right around the corner from the Erie Single Track Bike Trails,” says Lowery. This 3-mile trail system offers mountain views on its downhill riding track complete with jumps, tabletops and rollers. The paved Coal Creek Trail is also close by, spanning 14 miles from Erie to Superior. Clayton Park has a playground, baseball diamonds, soccer fields and shaded picnic tables.

Commuting to Denver and Boulder

Both Interstate 25 and Colorado state Highway 470 are within 5 miles of the neighborhood, providing easy access to major cities and employers. “It’s in a great location for getting to Denver, Boulder and the airport,” Lowery says. Regional Transportation District provides bus routes from the nearby town of Lafayette to downtown Denver, while the JUMP bus offers service from the Erie Community Center to Boulder. Denver International Airport is roughly 28 miles southeast.
