Year-round resort-style living at Verdana Village in east Estero

Verdana Village is a growing planned community in an expanding section of east Estero, about 10 miles from Interstate 75. Designed to give its residents the feeling of living full-time in a resort, it offers many ways to stay active and busy: its amenities center is sprawling and includes an indoor sports complex, there are three restaurants within the community and a full-time lifestyle director plans regular events that appeal to its diverse mix of residents, from young families to retirees and the part-time residents known as snowbirds. The entire community is gated and scores 2 out of 10 on the CAP Index, two points lower than the national average.

New construction and 2020s resale homes from Lennar and Pulte

Homes in Verdana Village are three years old or newer. “It’s about the only place in Estero where you can build new construction,” says Kelly Olin, co-Founder of RESIDENCE eXp Realty, who has sold over 20 homes in Verdana Village since the community’s pre-construction days in 2022. “It’s really the only option.” Lennar and Pulte are the community’s builders and each offer New Traditional style homes, ranging from petite two-bedroom builds to larger ones with six or more bedrooms. All come with attached two- or three-car garages and sit on landscaped lawns. Some homes feature backyard water views, thanks to the community’s water features. While floorplans are pre-determined with both Lennar and Pulte, those buying with Pulte can choose custom finishes through their design center. Houses built from the ground up typically take about seven months to complete, and there are also established homes for resale.

Prices range from $350,000 to $750,000, with higher-priced homes offering upgrades like backyard pools, screened-in lanais and gourmet kitchens. Some homes can reach up to $1.3 million and, along with custom features, can span 3,000 square feet or more. HOA fees vary but usually range between $300 and $400 per month and are subject to change.

Local schools earn B-minus ratings, magnet options available

The School District of Lee County serves the community, rates a B on Niche and offers school choice, which lets families rank preferred schools within designated zones and apply for magnet programs or transfers. Assignments are made via a randomized lottery, subject to space limits and district guidelines. Kids can attend Three Oaks Elementary, Bonita Springs Middle Center for the Arts and South Fort Myers High. All three schools rate a B-minus. High schoolers can take college courses directly on campus while also earning high school credits toward graduation through its dual enrollment program. The schools they can earn credit from include Florida Southwestern College, Fort Myers Technical College and Florida Gulf Coast University, which is about 10 miles from Verdana Village.

Huge amenities center with pickleball courts, a pool and more

Verdana Village has a large amenities center at the main entrance to the community with many ways to stay active, including a resort-style pool, multiple indoor and outdoor tennis and pickleball courts, a playground, a dog park, a fitness center and an indoor basketball court. The neighborhood’s west side has its own smaller amenities center with a pool, indoor fitness center, picnic pavilion and sports field. As of December 2025, the amenities center on the east side is under construction. Verdana Village’s full-time lifestyle director plans multiple regular activities like theme nights at the community’s restaurants, yoga classes and summer sports camps for kids. Golfers can head to nearby Old Corkscrew Golf Course, a semi-private club with an 18-hole layout. The town of Fort Myers Beach is within 30 miles of the community and is nearby for a day on the sand; it’s one of several beaches on Estero Island.

Neighborhood restaurants and nearby Publix are a golf cart ride away

Restaurants within the neighborhood include The Café, where residents grab coffee, ice cream and light bites; Drift, a hip bistro serving smash burgers, salads and pastas; and The Craft Lounge, a breezy bar open on Friday and Saturday nights that offers indoor and outdoor seating and happy hour specials.

Just outside of the main entrance is The Shoppes at Verdana Village, which has Publix, Dunkin and a nail salon. As of December 2025, a physical therapy office, hair salon, dental office and bank are currently under construction. It also has upscale dining at Legno Italian Kitchen, a local spot loved for its food and friendly atmosphere. The shopping center is accessible via golf cart, which Olin says makes Verdana Village stand out among nearby communities. “People will take their golf carts to go grocery shopping,” she says.

More shopping and dining options are available near I-75, including Gulf Coast Town Center, a sprawling outdoor mall, and big box stores like Costco and Target. Miromar Outlets is about 8 miles away and has dozens of popular retailers like Banana Republic Factory Store and COACH Outlet.

Corkscrew and Alico Roads connect to I-75, airport is nearby

There is limited public transportation in the area, so residents get around by car. Corkscrew Road and Alico Road, which run just outside the community, lead to I-75. As the area grows, Lee County is widening the busy thoroughfares to help with traffic, which can back up during rush hour. Southwest Florida International Airport is less than 20 miles from the community. “It’s very convenient,” Olin says. “If you’re coming in as a snowbird, it’s a heck of a lot closer than Naples.”
