Santa Clara has subdivisions surrounded by farmland on three sides. “This is mainly a residential area that’s newer and was developed in stages,” says Lona Murphy, a local managing broker with Dania Real Estate who has been in real estate since 2002. “The price range here can be cost-prohibitive for a lot of buyers. As a result, they take their time to make decisions.” The Willamette River flows along the neighborhood’s east side, exuding natural calm. Shopping centers are concentrated around the neighborhood’s south end, which borders the suburban River Road community. Both neighborhoods are often associated with each other; however, Santa Clara is considered out of the district, so fees for some of the city’s public services may be higher.
1930s cottages and modern subdivisions
Cottages built in the 1930s and ranch-style homes from the 1960s and 1970s sit in cul-de-sacs and line the residential streets. Depending on property size, homes range from $285,000 to $720,000. After 2005, subdivisions featuring contemporary Craftsman and modern farmhouses were built. Prices start at $485,000 and go to $900,000. Sidewalks run throughout these communities, where many back yards are fenced, some with room for patio sets. “Santa Clara has the draw of lower county taxes, because a lot of the properties are not in the city, and it’s in the 4J district for schools,” says Sally Jo Wickham, a broker with United Real Estate Properties who has over two decades of experience.

4J schools and career focused courses
Eugene School District 4J, also known as “4J,” serves Santa Clara. Awbrey Park Elementary School earns a B-plus grade from Niche, and Madison Middle School receives a B-minus. North Eugene High School maintains a B-plus and has Career and Technical Education (CTE) courses in subjects such as digital arts and media. The University of Oregon is nearly 8 miles south and, according to Niche, is one of the most popular colleges chosen among 4J district graduates. The university has over 300 undergraduate programs.

Irving Road runs east to west, connecting the community with the Eugene Airport in around a 5-mile drive. Dedicated bike lanes and Lane Transit District (LTD) bus stops run along both River and Irving roads. Houses of worship also line River Road, including Peace Presbyterian Church and The Church of Jesus Christ of Latter-day Saints.

Shopping and dining in Santa Clara Square
Santa Clara Square’s shopping center sits off Highway 569 and is anchored by Albertsons. St. Vinnie’s, a county-wide thrift store chain, gives back to the community by donating proceeds toward winter warming shelters, veteran programs and homeless shelters. Other grocery stores and major retailers, including Fred Meyer and Goodwill, both nearby. Dining options include fast food chains and Kkoki Korean BBQ, an all-you-can-eat-meat restaurant where patrons cook meat to preference on tabletop grills. Shooters Pub & Grill serves bar food and hosts game day specials and raffle drawings when the University of Oregon’s sports teams—the Ducks—compete. Shooters also has live music and karaoke nights multiple times a month.
