On the Savannah River and straddling the South Carolina-Georgia state line, Evans is a community of nearly 35,000 just west of Augusta. Residents are drawn to the area for its diverse recreation and major employers that include Fort Gordon and the University Health Care System. "We continue to grow, and the cost of living is reasonable. Between being a medical district and the military base, plenty of jobs exist here," Evans says. Evans home prices are less than the national median
The hilly streets of downtown are lined with early-20th-century and midcentury homes, which sell for less than most housing in the rest of the city unless they've undergone extensive renovation. Since 2000, subdivisions have steadily expanded around the city's outskirts. A small selection of townhouses and condos is available, but single-family homes are much more readily available. The median sales price for homes here is $432,000, slightly lower than the national median.

The Columbia County Parks, Recreation and Events Department oversees the community's green spaces and maintains its event and recreational areas. The department is one of only 14 in Georgia that has received national accreditation from the Commission for Accreditation of Park and Recreation Agencies, noted for its excellent maintenance. "The area just has tons of nature, and outdoor living is high on the to-do list," Evans says. Evans Towne Center Park stands out for its recreation space and pavilion, which has become a stage for local talents and stars such as Willie Nelson. Over at the Savannah River, kayaking, canoeing and fishing for bass are popular pastimes. As of 2023, the developing Euchee Creek Greenway has opened two sections in Evans, connecting with the existing Evans to Locks Multi-use Trail.

Exploring locals eats and shopping at the Evans Farmers Market
While Evans doesn't have an allocated main street, the central district surrounding the Evans Towne Center Park and Columbia County Performing Arts Center is generally considered its downtown. Interconnected sidewalks make the area very walkable to the many locally owned restaurants. From spring to fall, the Evans Farmers Market sets up outside of the Performing Arts Center, selling local goods and featuring live music. National grocers and retail shops are in the area, but the largest collection of big-box stores is located south off Bobby Jones Expressway.

Flights out of Augusta Regional Airport
The area's major thoroughfares include Interstate 20, and State Routes 104 and 232. Public transportation from Columbia County Public Transit is not available in the city. The University Health Care System medical plaza is centrally located off Towne Centre Drive. For flights, the Augusta Regional Airport is 17 miles southeast, serviced by a few select airlines with routes to major hubs.
