United suburb in western Evansville
Situated north of the Ohio River, on the west side of Evansville, is the suburb of Cedar Hall. A neighborhood on the rise, The Cedar Hall Association for Improvement of the Neighborhood (CHAIN) was established in 1991 and is known for its community-oriented efforts. Since its inception, local members have worked to implement programs like the Fulton Avenue Improvement Project, which successfully saved Cedar Hall School from closure and continues to develop the community beyond its industrial roots. “It’s an up-and-coming neighborhood with activities and nearby outdoor recreation,” says Joseph Myers, Broker at Keller Williams Indy Metro West. “There’s a larger sense of community and many opportunities to connect and celebrate together.” Local mainstays, like the family-owned Big Top Drive-In and the annual West Side Nut Club Fall Festival are just two of this community's annual events. Cedar Hall takes pride in its history but also looks to the future with ongoing revitalization efforts, making it a neighborhood to watch. And with North Fulton Avenue on its eastern border, trips downtown are accessible within a 2-mile or 6-minute drive.
Cozy bungalows and stick homes
The housing market in Cedar Hall attracts investors and first-time buyers, capitalizing on the low-entry pricing. “There are affordable options and excellent opportunities for investors,” says Myers, who specializes in "resimercial" real estate in Indiana. “We’re seeing a lot of interest with the prime Evansville location and unique chance to transform potential into profit and significantly impact the local housing market.” With a median sales price of $37,000, homes in Cedar Hall are priced $100,000 less than the average property in the Evansville Metro Area. Most homes were constructed in the early 1900s, and designs range from Cape Cods to stick homes — two-story residences with hipped or gabled roofs — and bungalows, all common of the era. Price points here can range from $30,000 for a one-bedroom stick home in need of renovations to upwards of $200,000 for a five-bedroom bungalow on the north side. Homes often feature detached garages, paved entryways and small lawns with ornate fencing for added privacy from neighbors. Streets are lined with sidewalks for increased walkability throughout the community.
