Small-town community in western Evansville
Located north of the Ohio River, the west side Evansville community of Helfrich combines urban accessibility with a small-town feel just 3 miles from downtown. “It’s a prime location with proximity to essential amenities,” says Joseph Myers, Broker at Keller Williams Indy Metro West. North Street Joseph Avenue is located on its eastern border, providing residents with direct access to its many retailers. "The west side is known for its community activities and family-friendly events throughout the year," says Myers. Residents can be seen walking to its B-rated schools, like the Helfrich Park STEM Academy, cooling off at Helfrich Pool in the summer and attending the annual West Side Nut Club Festival in the fall. Helfrich prides itself on its neighborhood feel, distinguished schools and a quick 10-minute drive to the heart of Evansville.
Traditional ramblers and Prairie styles
The real estate market in Helfrich is competitive due to its low entry pricing and proximity to amenities along North Street Joseph Avenue. “There’s a unique blend of affordability and charm, appealing to a wide variety of buyers looking for a community-oriented neighborhood,” says Myers, with over three years of experience selling in Indiana. Most homes were constructed in the early 1900s, resulting in traditional ramblers, Cape Cods, bungalows and Prairie designs. With a median sales price of $115,000, homes in Helfrich cost $40,000 less than the average property in the Evansville Metro Area. For example, prices range from as low as $20,000 for a two-bedroom bungalow fixer-upper to upwards of $250,000 for a three-bedroom rambler. Houses also often feature detached garages, small lawns and backyard fencing for added privacy. Streets are aligned in a traditional four-block grid pattern with paved sidewalks connecting neighbors to residents and the Helfrich Park STEM Academy on its northern border.

Paul's started in 1977 and provides prescriptions and immunizations to Evansville residents. When dining in the area, Kite & Key Cafe serves hearty breakfast options and a wide selection of caffeinated beverages to start the day. While Leroy's Tavern has also been in the community since 1970 and is known for its casual dining atmosphere, bar food and TVs for watching live sports.
