Small-town living along Old State Road
Winding country roads welcome residents to Highland, an Evansville neighborhood on the city's north side. Bisected by Old State Road, Highland is known for its large lot sizes and rural feel. It's a neighborhood where homeowners take pride in their acreage and their community's spirit. “It’s a sheltered community like most of the Midwest,” says Deanne Naas, broker at F.C. Tucker Emge. “Friday night football games are a big deal and there’s always a nice friendly rivalry between the north and west sides.” Highland continues to attract buyers with its variety of housing options, ranging from starter homes to larger traditional designs and its proximity to amenities like Igleheart Park and the Evansville Vanderburgh School District.

Ramblers and New Traditional estates
The real estate market in Highland is competitive due to its limited inventory and its desirable school district. “We have more buyers than inventory,” says Naas, an Evansville native with over 35 years of experience selling in the area. “Highland attracts a lot of first-time buyers and has a mix of starter homes to choose from.” Most homes were constructed in Higland were built in the late 1990s and early 2000s and styles range from ramblers and Cape Cods to split-levels and New Traditional designs. With a median sales price of $280,000, homes here tend to cost $130,000 more than the average property in the Evansville Metro Area—primarily because of acreage. For example, prices can range from as low as $150,000 for a two-bedroom rambler on a third-of-an-acre lot to as high as $700,000 for a four-bedroom New Traditional on 2 acres. Outliers here include homes on 25 acres, which can reach price points of up to $1.5 million. Homes are often equipped with large well landscaped lawns, attached garages and paved driveways. Streets branch off into cul-de-sacs from Old State Road, which acts as the neighborhood's primary thoroughfare.
