Melody Hill is a quiet community on the outskirts of Evansville
Melody Hill is about 6 miles from Downtown Evansville. “It’s a beautiful, rural setting,” says Realtor Chuck Capshaw with Chuck Capshaw Real Estate at Key Associates Signature Realty. Forests and farmland are to the north of the area, helping create a sense of privacy. Still, with access to major thoroughfares like Green River Road and U.S. Route 41, residents can easily access city amenities like Eastland Mall and the Evansville Sports Complex. Melody Hill receives a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Homes from the mid-20th century to early 2000s have a wide price range
Dense trees fill Melody Hill's rolling landscape, broken up by grassy lawns and homes. There are a mix of properties from the mid to late 20th century and ones built in the early 2000s, many featuring wide driveways that lead to one- and two-car garages. Ranch styles and split levels comprise much of the community, although New Traditional houses with colonial influences are common farther south. Prices generally fall between $150,000 and $350,000, although larger properties have sold for $415,000 to $475,000. “As far as pricing goes, a lot of these properties are appreciating much faster than the local trend in Vanderburgh County,” Capshaw says.
According to FEMA, the area has a relatively high risk of tornadoes.
