University South is across the street from UE’s campus
As the name suggests, University South is across the street from the University of Evansville (UE). “Being that it is a private university that is a major collaborative partner in our town, a lot of area residents stay here to go to college,” says Nikki Davis, a Realtor with F.C. Tucker Emge who used to live nearby. Even UE alums or residents who have never attended the school take advantage of its campus, which Davis says is beautiful to walk around. One of her favorite spots is the Weeping Basketball Fountain, a memorial for 17 basketball players who died in a 1977 plane crash. Residents can also take advantage of the dining options on and around campus.

Local restaurants near the University of Evansville
The University of Evansville’s campus and the surrounding area have a mix of local and chain restaurants. The Slice Evansville is a staple of the community, with a rotating menu of unique pizzas like the Gyro since 1993. Honey Moon Coffee Co. is a cafe with an all-day breakfast. Chains include Qdoba and Chick-fil-A. People can get quick snacks from the University Food Mart. Simpsons Super Market and Ruler Foods are nearby for grocery shopping. Walmart, Target and Home Depot are within 5 miles. “Being so centrally located, people can go east, west or north for major shopping,” Davis says. There are more dining options in Downtown Evansville, about 3 miles away, including COMFORT by the Cross-Eyed Cricket, which serves American fare. There are several events downtown throughout the year. June Fest is a street festival with local artists, vendors and live music that celebrates businesses in the area.

University South residents do most of their shopping at the local Simpson's Super Market.

Outdoor recreation includes a nature preserve and hospital park
Evansville State Hospital is about 1 mile away and has a public park. “The state hospital grounds are awesome for walking,” Davis says. There is a dog park, a softball field, a disc golf course and a playing field for the Evansville Youth Soccer League. The display garden for the Southwestern Indiana Master Garden Association is nearby, with a walking path that passes herbs, berries and flowers. Wesselman Woods is a nature preserve with hiking trails and the Nature Playscape, a playground and a tree house, encouraging children to engage in the local ecosystem. The east branch of the Evansville Vanderburgh Public Library is about 1 mile away and is one of two Carnegie libraries in the city.

Homes in University South attract first-time homebuyers
A walk through University South reveals mostly private residences with grassy lawns shaded by elm and oak trees. Early-to-mid-20th-century homes range from Craftsmans and bungalows to Georgian and Tudor Revivals. There are some Cape Cods and ranch-style houses as well. “There’s a lot of stepping stone houses in that area, whether you’re a first-time homebuyer or second-time homebuyer, or retirement age and downsizing,” Davis says. Most properties range in price from $150,000 to $250,000, although larger homes can range from $270,000 to $385,000. “I think that living closer to the university helps raise and maintain home values,” Davis says. According to FEMA, the Evansville area has a relatively high risk of tornadoes and strong winds.

Evansville public and private schools serve the area
Evansville Vanderburgh School Corporation operates public schools in the neighborhood. Harper Elementary School and Washington Middle School both receive a C-plus from Niche. At Bosse High School, which earns a B-minus, juniors and seniors can enroll in the 4T Academy, an advanced manufacturing program sponsored by Toyota. Private school options include St. Benedict Cathedral School, unrated by Niche. The University of Evansville is a four-year private institution with around 2,000 students. The school offers 75 undergraduate and 11 graduate programs and has 17 varsity sports teams competing at the Division 1 level. “There is a large following of UE sports by their local alum fans,” Davis says.
The student population of Harper Elementary School is 328 serving grades K-5.
Benjamin Bosse High School has an advanced manufacturing program called the 4T Academy.

Annual Chili Bowl Sale connects students to the community
Students and residents flock to UE's campus every fall for the annual Chili Bowl Sale. Members of the school's art department make ceramic chili bowls that attendees can buy. Each purchase comes with a serving of chili that people can enjoy with their community. Part of the proceeds go towards local food agencies and the school's Clay Club, which puts on the event.
Walkable and drivable community near a bus route
Sidewalks connect University South to UE’s campus and the surrounding neighborhoods. “The area is very walking-friendly,” Davis says. “I used to marathon train running down Lincoln Avenue.” “Residents can quickly hop on U.S. Route 41, which connects with Lloyd Expressway and Interstate 69. The Metropolitan Evansville Transit System (METS) manages a bus route along Washington Avenue. Louisville, Kentucky, is about 130 miles away.
