Vann Park offers a quiet place close to attractions
Wide streets trace through Vann Park, lined with mature trees and smooth sidewalks. These blocks set the scene for an Evansville neighborhood that, though well established, remains well kept and convenient. The area’s midcentury homes offer options for a variety of buyers, and they’re all close to commercial amenities and institutions, including the Ascension St. Vincent Evansville hospital and the University of Evansville. “There’s beautiful trees, lots of shade,” says Carol McClintock, a local Realtor with F.C. Tucker Emge who has roughly 30 years of real estate experience. “It’s a walkable neighborhood that does have some shopping, recreation and leisure.”
Brick homes are standing pat
Though close to conveniences, the neighborhood itself is predominantly residential. Most of the homes here were built between 1930 and 1960. Styles vary from ranch to Cape Cod to bungalow, but brick facades contribute to Vann Park’s cohesive look. “It’s a neighborhood with primarily smaller homes,” McClintock says. “Either two bedrooms and one bathroom or three bedrooms and two bathrooms. They are usually considered starter homes or retirement homes — something smaller, all on one floor.” Lots can stretch anywhere from one-tenth of an acre to a half-acre. “The yards are in very good to pristine condition,” McClintock says. “It’s a very well-thought-of area.” Homes in Vann Park sell for $170,000 to $350,000.
Neighborhood schools offer after-school options
The Evansville Vanderburgh School Corporation, Indiana’s third-largest school system with over 22,000 students, has a B rating on Niche. Many in Vann Park are within walking distance of the C-rated Dexter Elementary, which offers a free after-school program with activities on topics from STEM to art. Students at the C-plus-rated Washington Middle can vie for spots on basketball, cross country, track or volleyball teams. Benjamin Bosse High carries a B-minus and offers all kinds of student clubs, including Dungeons & Dragons and disc golf.
The unrated Annunciation Christ The King School, a private Catholic institution in the neighborhood that’s part of the Christ the King Church, offers preschool through eighth grade and has speech and math bowl teams. The private University of Evansville, roughly 2 miles away, includes three colleges, covering business and engineering, education and health sciences, and arts and sciences.
Walk, drive or take the bus in Vann Park
The Ascension St. Vincent Evansville is less than a mile outside Vann Park, and within walking distance for some in the neighborhood who may work at the facility. Vann Park is bordered by Lincoln and Washington avenues, which are both lined with bus stops in the Metropolitan Evansville Transit System, a 22-route option for getting around the city. The Evansville Regional Airport, 9 miles away on U.S. Route 41, offers daily flights to Atlanta, Charlotte, Chicago and Dallas. Residents are also about 4 miles from Interstate 69, a highway that leads 170 miles north to Indianapolis, the state capital.
Vann Park and Woodmere Park provide shaded places to play
The neighborhood’s namesake feature, Vann Park, is a 4-acre space with a playground and picnic space under tall, shady trees. The almost 60-acre Woodmere Park, just outside the neighborhood, is also dotted with trees and has more than 10 athletic fields, a disc golf course and a dog park. Part of Evansville runs up against the Ohio River, and those who want to get out on the water can access it via the city’s Angel Mounds and Dogtown boat ramps, both within 11 miles of Vann Park.
Big-box and locally owned retailers are within reach
A corridor of Lincoln Avenue just north of Vann Park is lined with locally owned businesses, including Rare Bird Gifts & Goods. Rare Bird carries everything from jewelry to coffee, with an emphasis on small artisans and producers. Wildflower Boutique specializes in women’s clothing and accessories, while Manna Mediterranean Grill next door is a favorite for gyros and falafel. Many more amenities are available about 2 miles away along Green River Road, including a Schnucks supermarket, Dollar Tree, CVS and Walgreens. The stretch also has restaurants like Pangea Kitchen, a place popular for its pizza and gelato.
Namesake park is a gathering place for music and more
Music in the Park, a free summer concert series that rotates around multiple spots in Evansville, makes an annual stop in Vann Park. The park hosts the yearly Vann Park Neighbors Fest on the third weekend of October, with food trucks, artisan vendors and music.
