Suburban living near some of the area’s biggest employers

Evendale combines the quintessential nature of Cincinnati's suburban living with some of the Tri-state area's biggest employers, giving locals here a relaxed lifestyle with short commutes. Ranch-style homes and split-levels are common in the village, and properties sit on spacious lots, giving residents ample space to enjoy activities in their backyards. Shopping and dining spots line Reading Road, which runs through the middle of the village, making food out or a quick grocery trip easily accessible. Along the road are also the many community facilities and outdoor spaces. The Gorman Heritage Farm is a local favorite for its annual events like the Sunflower Festival, but it has also become a year-round destination because of its hiking trails and farm animals. For more fun outside, many locals head to the community's municipal complex, where they can mingle with friends, listen to live music during the summer concert series or get their workout in at the recreation center. "It has a small community feel. Everyone knows everyone here," says Libby Paulinelli, a Realtor with Sibcy Cline, who lives in the village. "Part of it is because there are under 3000 people here," she says, adding that it almost has a rural vibe to it. This community-oriented village is just around 16 miles away from downtown Cincinnati, giving locals here suburban living just a short drive away from a bustling city.

Spacious lots and low taxes

Ranch-style properties, split-levels and brick two-story homes line streets that spread into cul-de-sacs in the residential pockets of this village. Homes here range from about $320,000 to upwards of $700,000, with the median price settling around $520,000. Large, well-maintained lots, averaging around half an acre, fill this community, making it perfect for backyard barbeques and block parties. Trees grow densely scattered throughout the neighborhood, adding to the calm, suburban nature of this community. Some subdivisions like Park Hills offer HOA communities for those looking for that kind of lifestyle, but many residents here do not have to adhere to HOA guidelines. Over 90% of residents own their homes. Part of the reason people enjoy living here is the “great houses and low taxes,” says Evendale Mayor Richard Finan. The village does not receive property tax from businesses or residents; the earning tax rate is 1.2%.

A nature preserve, recreation complex and more

For some fun outside, locals can head to Griffin Family Nature Preserve to fish for bluegill or bass in the catch-and-release pond or take a walk on the trail that meanders along the creek. Adjacent to the park is the Village of Evendale Municipal Complex, a community space with a fitness center. Members get a workout in, sweat out their stress in the sauna or relax at the spa. During the summer, they cool off in the outdoor pool. The village hosts a concert series from June to September at the Founder’s Pavilion, where people come to enjoy live music from local bands or productions from the Cincinnati Shakespeare Company. Just east of the village, Summit Park visitors sit on the pergolas and chat with their friends while watching the wide, grassy expanse that is popular among picnickers. Kids have fun on a playground designed with natural elements. In the summer, the park puts on cinema nights under the multi-colored glass canopy, and in the winter, the area under the canopy transforms into an ice rink.

Gorman Heritage Farm, the Evendale Cultural Arts Center and community gatherings

The 122-acre Gorman Heritage Farm is popular for its events and outdoor spaces. Year-round, visitors explore everything from woodland gardens to the farm’s furry friends, which include miniature horses and sheep. Trails that wind through a wooded hillside make it a popular spot among hikers. In the summer, the farm hosts Row by Row, a fundraising event where people come to feast on farm-to-table dishes and sip on drinks from an open bar. They socialize in the gardens, and the warm summer evening is complete with farm-themed games and a live auction. When the weather gets crisp and the festivities get spooky, locals head to the farm for the Sunflower Festival, where people cut their own sunflowers and grab goods from local booths. Fall Farm Fun Days eventgoers pick up their pumpkins after enjoying hayrides and other fun attractions. Art lovers check out the Evendale Cultural Arts Center to take art and music classes. The center also features dancing and acting classes for aspiring performers. Hosted in the village’s recreation center, the Evendale Fine Art Exhibit gives local artists a place to show their work and compete for prizes, and some streets host their own gatherings, giving locals here a chance to interact with their neighbors. “My neighborhood does street food parties, Halloween gatherings and a progressive dinner around Christmas, where we go from one home to the next for the different courses,” Paulinelli says.

Local eateries and shops: mini-golf and food, Sichuan flavors and a year-round holiday shop

Reading Road is lined with chain restaurants, local eateries and shopping centers. The Acres is a perfect spot for a day out. With 15 acres that expand along Mill Creek, this establishment offers mini-golf courses and the attached American Classic Restaurant and Bar. Many patrons take advantage of the outside seating area by the fire where they can enjoy the weather while mingling with their friends. Those craving Sichuan flavors, which are known for their spicy compositions, head to Sichuan Chili to enjoy traditional dishes from the southwest Chinese province and food with a more modern twist. Evendale residents can step into the holiday spirit year-round by heading to SBK Gifts/Story Book Kids. Shoppers peruse through Christmas and Halloween decor or check out personalized gifts. Just south of the village, along Reading Road, is Grande Antique Mall, which has become a favorite among thrifting and antiquing connoisseurs in the Cincinnati area. For groceries, locals can head to the middle of Evendale, which is home to shopping destinations like the Evendale Commons and Village Crossing Shopping Center. The latter features Aldi and Cam International Market.

Princeton City School District

Students can enroll in the Princeton City School District, which is ranked by Niche as the 12th best school district in Hamilton County. They can attend Evendale Elementary, which received a B-rating from Niche, C-plus-rated Princeton Community Middle and B-rated Princeton High. The high school serves more than 1500 students and boasts a student-teacher ratio of 17 to 1. Students can enroll in an International Baccalaureate program, and some take one of the many AP courses offered at the school. Some students attend private schools in the area, like Mount Notre Dame High.

Major employers and commutes

Evendale embraces a business-ready mindset that uses enterprise zones to attract small and large businesses. As Mayor Finan notes, “You will not find a small village with two companies like GE and Formica that are headquartered here." GE Aviation is the largest manufacturer in the tri-state area, making commuting a breeze for employees who live in Evendale. Healthcare workers will be just about 4.5 miles away from Bethesda North Hospital, and for higher education learning opportunities, the University of Cincinnati is just a 12-mile drive via Interstate 75. The village is a car-dependent area, although some people take advantage of the Metro stops in the community. Locals here enjoy easy access to downtown Cincinnati, which is just around a 16-mile drive south via I-75, and travelers take that same route to get to the Cincinnati/Northern Kentucky Airport (CVG), which is just about 27 miles away.

Evendale is a wonderful community with lots of activity, resources and great people! It is conveniently located within the I-275 beltway with lots of corridors to get anywhere in the greater Cincinnati area quickly!
