Up-and-coming area across the river from Boston

West Everett is a neighborhood north of Boston, just east of the Malden River. “Everett is one of those up-and-coming areas,” says Bonnie Lai, an associate broker and Realtor with Re/Max Real Estate Center. “It started to blow up about 5 years ago, partly because of the casino moving in.” The neighborhood is close to Encore at Boston Harbor, the casino and resort on the north bank of the Mystic River. Once home to more industrial infrastructure, like the Teddie’s, the long-running peanut butter factory, West Everett is now a mix of retail pockets, homeowners and renters. Homes in Everett can be found at a slightly more affordable price than some surrounding communities. “Compared to Malden, Somerville, Melrose, Cambridge, it is more affordable,” Lai says. “I think it’s a great area with lots of potential. There’s a lot of room for it to grow.”

Renters and owners in a growing, changing area

The neighborhood’s housing market is changing. “There are a lot of developers trying to redo multi-families into condos,” Lai says. “Changes are happening. Because you’re so close to the casino, the rental market has also jumped because of all the jobs.” Indeed, most residents rent, and the rental market is changing, too. “There are developers turning multi-families into condos,” Lai says. Condos and townhomes can cost from $245,000 for small, one-bedroom properties to $725,000 for expansive two-levels. Single-family homes can cost between $520,000 and $785,000. “It’s mostly Colonials,” Lai says. A few American Foursquare homes and Victorians can be found as well. Homes tend to be older: the median build year is 1910, and the northern part of the area can be a little more expensive. “Real estate gets a little pricier the closer you get to Malden,” Lai says.

Diverse local restaurants and neighborhood markets

Everett offers a diverse food scene. “There’s a lot of good restaurants,” Lai says. “There’s a great Brazilian steak house called Oliveira. If you want Indian food, there’s Zuzu Momo.” Montecristo offers Salvadoran dishes from its Main Street restaurant. Abbondanza serves Italian cuisine, and Night Shift Brewing pours local craft beers. “My husband is a big fan,” Lai says. Park-9 Dog Bar allows residents to bring their furry friends along for a drink. Box stores and chain restaurants are available south of the neighborhood on Mystic View Road, and high-end shopping can be found near the casino. The neighborhood has small grocers like Reyes Market and Kipos Market for quick shopping trips and Stop & Shop is just north of the neighborhood in Malden, under 2 miles away.

Some casino traffic and ways to get around Boston

The casino sometimes impacts traffic in this area sometimes. “Traffic isn’t great,” Lai says, “but they’ve got a shuttle service now, which helps.” Boston is about 6 miles south. “It’s an easy commute to Boston,” Lai says. “And it takes no time to get to the airport.” Logan International Airport is about 7 miles away. Interstate 93 and U.S. Route 1 are two nearby thoroughfares. Buses run along Main and Hancock streets. Wellington Transit Station is just across the Malden River, with service from the Haverhill and Orange line trains. The neighborhood has a Walk Score of 87 out of 100, indicating a very walkable area. CHA Everett Hospital is under 2 miles away.

K-8 schools and Academy system at Everett High

Madeline English School, which serves kindergarten through eighth-grade students, earns a C-plus from Niche. Everett High School scores a B-minus. Everett High uses an Academy Model, which means students can focus on one of five different career paths. There’s also Everett Alternative High School, which allows for flexible scheduling and competency-based learning. It does not have a Niche rating.

The river, a dog park and a climbing complex

Green space in and around West Everett includes Rivergreen Park, which lies along the Malden River. 7 Acres Dog Park provides a space for pets and humans alike to socialize. Swan Street Playground is a small neighborhood park. For an indoor outdoorsy activity, the MetroRock Climbing Center has options for everyone, from first-timers to experienced rock climbers.

Everett Village Fest among annual city-wide events

Everett is home to annual events like Everett Village Fest. “There’s live music, food vendors and activities for all ages,” Lai says. “And they have a farmers market in the summer with live entertainment.” Other annual events include a summer Multicultural Festival and an annual tree-lighting ceremony.
