A quiet Fairfield suburb around a private university
Fairfield University is at the heart of this Fairfield suburb, giving the neighborhood its name. “University is centrally located, as it’s close to Post Road, and having the college there gives it a younger energy,” says Christine Howard, a Realtor with William Raveis Real Estate who’s lived in the area for years. About 5,000 undergraduate students and 1,200 graduate students attend the private Jesuit college, and the landscaped campus is a space for college students and locals alike to hang out and walk around. On-campus dormitories house first-year and some second-year students, but older students don’t tend to live in University, so the neighborhood remains generally quiet. The vast majority of residents own their homes, which are only about 2 miles from downtown Fairfield and Jennings Beach.

Walking routes around Fairfield University and nearby coastal spaces
The neighborhood has a few natural open spaces where locals walk on forested hiking trails. At the Perry's Mill Ponds Open Space Area, hikers explore the routes along the fresh waterways, while anglers go fishing. “People who live around the outskirts of the university will use the campus as a park,” Howard says. Residents can walk around the university’s landscaped pathways or sit on the green lawns. University is also only a couple miles north of the coast. In the summer, community members head to Jennings Beach, where they can swim in the Long Island Sound, play beach volleyball or watch their kids run around the playground. In early July, the community gathers on the beach for Fairfield’s Independence Day fireworks display. Also near the coast is the municipal Carl Dickman Par 3 Golf Course, where golfers can play nine holes.

Cape Cods and Colonial Revivals on residential roads
Residential streets are lined with classic New England homes on smaller lots, which are often landscaped with neat shrubbery and short driveways. Smaller houses, like ranch-style homes, Cape Cods and split-levels from the mid-20th century, cost between $450,000 and $850,000. Well-rated public and private schools in Fairfield
Kids can start at Holland Hill Elementary School and then head to Fairfield Woods Middle School. Older students can attend Fairfield Ludlowe High School, which allows them to study subjects like culinary arts, fashion businesses and human development. All three schools earn A ratings from Niche. On Fairfield University’s campus, there’s also Fairfield College Preparatory School, a private Jesuit boys’ high school. “All my boys went to school there, so they get to use all the university’s amenities in high school, too,” Howard says. Fairfield University offers over 40 undergraduate majors and over 50 postgraduate programs. About 6 miles north is Sacred Heart University, a private Roman Catholic college with about 6,500 undergraduate and 4,000 graduate students.

Restaurants along Post Road
Just south of the neighborhood is Post Road, a convenient commercial corridor lined with restaurants and stores. Locals pick up smoothies and acai bowls topped with fruit and granola from Playa Bowls, or they visit The Chelsea for more elevated brunch fare. Pizzerias like Molto and Pronto Chop Shop & Pizzeria serve slices. Mecha Noodle Bar is a popular spot for pho and bubble tea. Shoppers pick up groceries from Stop & Shop, which is also on Post Road. A few retail stores like Marshalls and Designer Shoe Warehouse can be found in plazas along the roadway.

Residents generally depend on cars to get around the neighborhood and run errands. Commuters headed to New York City may merge onto Interstate 95, which is just south of University, to begin the 60-mile drive. However, most take the New Haven line of the Metro-North Railroad commuter rail, which stops at the Fairfield train station. Trains usually take between 70 and 90 minutes to reach Grand Central Terminal, while those headed northeast to New Haven arrive in about 45 minutes. The nearest hospital is in Bridgeport, which is about 8 miles northeast of the neighborhood. University also has a CAP Index crime score of 3 out of 10, which is slightly lower than the national average score of 4.
