A community in Falls Township, Fairless Hills was developed in the early 1950s to house employees of the nearby U.S. Steel Fairless Works, one of the top steel plants in the country. The development went up quickly, using prefabricated homes made by Gunnison Magic Homes, a branch of U.S. Steel, and it was named after Benjamin Fairless, then the company's president.
“The homes were supposed to go to Florida, but they were diverted to Fairless Hills for the workers,” says Helen Irvine, a Realtor with Keller Williams Langhorne, who grew up in nearby Levittown and had friends who lived in Fairless Hills. “You can still find the numbered plaques with serial numbers in the closets of many homes.”
“My father loved Fairless Hills,” says Realtor Bob Ramagli, owner of Century 21 Ramagli Real Estate, who was born and raised in Fairless Hills and has sold homes in the area since 1981. “It’s a small community built around families.” Today, Fairless Hills is inhabited by industrial workers and professionals who commute to Philadelphia, 25 miles south, and New York City, 70 miles north.

Standardized homes with personalized touches
The median home price in Fairless Hills is about $400,000, the same as the national median. Here, homebuyers will find three-bedroom ramblers that have been modified and personalized over the years. Part of the original development, these homes often feature front driveways with garages, some of which have been enclosed for more living space. “Fairless Hill is the only development in the area with natural gas lines, which can be very attractive to homebuyers,” Irvine says. Larger four-bedroom colonial-style homes can be found on Canterbury and Queen Anne streets, built for the plant executives on bigger lots. Newer townhouses, many with attached garages, are available in several areas near shopping centers. “Fairless Hills is a good area for first-time buyers,” Ramagli says. “You can’t beat the school system, and you’re within a mile of I-95 and U.S. 1. It’s very community-oriented place to start out.”

A-rated public schools and local colleges serving Falls Township
The Pennsbury School District serves all of Falls Township, including Fairless Hills, and it receives an A from Niche. The district has 10 elementary schools, three middle schools, one high school with two campus buildings, and an enrollment of over 10,000 students. The district’s AP courses have made the National AP Honor Roll and been recognized by Standard and Poor’s. Pennsbury High School was also named to Newsweek’s list of top high schools.
Located 5 miles west in Langhorne, Cairn University, a small Christian college with an enrollment of over 1,600, is the closest institution of higher learning. A campus of Bucks County Community College is in Bristol Township, 7 miles south.
Pennsbury High School serves students 9-12th grade.

Parks, parades and other recreation in Fairless Hills
Many Fairless Hills recreational facilities revolve around Caroline Lake, a good place for fishing and walking. The wooded Oxford Valley Park with its outdoor swimming pool is next to the lake, and the 9-hole, public Oxford Valley Golf Course is nearby, too. Most sports fields are on the grounds of public schools like Pennsbury High, which has several baseball fields, soccer and football fields, basketball courts and tennis courts.
Oxford Valley Elementary School and pocket parks like Franklin Kirby on the east side of town feature playgrounds. Falls Township also has a senior center in Fairless Hills with a lineup of events every week, from craft making to yoga and mindfulness classes. The Fairless Hills branch of River Crossing YMCA is nearby, too, with fitness classes, exercise equipment and an indoor gym. Tyler State Park is 9 miles northwest and features over 1,700 acres of farm and woodland.
Core Creek Park is closer, offering access to kayaking and fishing on Lake Luxembourg. In addition to parades for the beginning of Little League season and holidays like St. Patrick’s Day and Memorial Day, the community puts on the Pennsbury Prom Parade. "Prom is a big deal here," Irvine says. "You can see floats being decorated in people’s yards for weeks leading up to it. The kids transform the high school, and people tour it. Big-name singers or DJs are brought in to perform.” Participating artists have included musicians like John Mayer and Questlove.

Declining crime and climate numbers for Falls Township
Crime statistics specific to Fairless Hills are not readily available, but according to the Pennsylvania State Police Uniform Crime Reporting System, the number of violent and property crimes in Falls Township declined by 25 percent from 2022 to 2024.
The climate in Falls Township is classified as humid continental, with average temperatures ranging from 32 degrees in January to 77 degrees in July. The area gets a fifth less rainfall than the rest of the country and a third less snow.
Nearby SEPTA stations with trains to Philly and New York City
Residents can catch a SEPTA bus along North Oxford Valley Road and South Olds Boulevard near the Fairless Hills Towne Center. The closest SEPTA regional train stations are in Langhorne and Levittown, each 4 miles away, with service to Philadelphia, Trenton and New York City. Commuters have ready access to Route 1 and Interstate 295, which connects to I-95 south of town. Both offer direct routes into Philly and New York City. Mostly residential, the community is lined with sidewalks, and cyclists will find paved shoulders on Trenton Road, which runs the length of Fairless Hills.
Jefferson Bucks Hospital borders Fairless Hills off Route 1 and features a 112-bed medical center with emergency, medical and surgical services. St. Mary’s Medical Center in Langhorne is larger, with 373 beds, offering advanced noninvasive procedures and rehabilitation facilities.

Shopping malls, restaurants and Sesame Place nearby
The area's main shopping center is the Fairless Hills Towne Center at the intersection of South Oxford Valley Road and Hood Boulevard. Shoppers will find grocery stores and dozens of other businesses, from auto parts stores to sandwich shops. In the northwest corner of town, the Oxford Valley Mall is one of many nearby shopping centers offering department stores, big-box retailers, supermarkets and restaurants like Cancun, a colorful eatery serving margaritas and traditional Mexican standards. Nearby, families might spend the day at Sesame Place Philadelphia, an amusement park based on the children’s television show with rides and water slides, performances and parades, and opportunities for visitors to meet their favorite Sesame Street characters.
The Oxford Valley mall is the largest shopping center around Magnolia Hill.

Repurposing the U.S. Steel Fairless Works steel plant
The U.S. Steel Fairless Works steel plant, sold to NorthPoint Development in 2020, has been rebranded as the Keystone Trade Center, which aims to be the largest Class-A industrial park on the East Coast. NorthPoint has already contracted and built multiple state-of-the-art warehouse buildings on the 1,800-acre site and plans to build a total of 20, creating 5,000 to 10,000 new jobs in the area. The Falls Township Municipal Building off Route 1 is also transforming. From new electrical, HVAC and plumbing systems to flexible conference rooms and space for startup businesses, 80% of the 60,000-square-foot building has been gutted and will receive upgrades.
In Fairless Hills the Keystone Trade Center aims to be the largest Class-A industrial park on the East Coast.
The Falls Township Municipal Building was mostly demolished to make way for the new township building in Fairless Hills.
