Fairview offers yard space and lower costs than NYC, 25 miles away
Just 3 miles west of White Plains, which is the seat of Westchester County, Fairview Westchester is a little hamlet known for its convenience and value. “What drives people to move there is the proximity to New York City, which is about 40 to 45 minutes away with the Metro North train,” says Valon Nikci, the president and principal broker of Link NY Realty. He’s sold homes in the area for 16 years, 14 of which he’s owned Link NY Realty. “And people love the outdoor spaces and also they get more for their buck.” Compared to lower Westchester, Nikci says, homes in Fairview Westchester tend to be a little bigger, offer more yard space and have a lower cost per square foot. Its proximity to New York City, 25 miles away, and White Plains are major pluses for many, but the major shopping center that Fairview is curled around offers essentials even closer to home.
Bigger homes and yards than in lower Westchester
Fairview Westchester’s residential streets lack sidewalks, so the small grass lawns of its colonials, Cape Cods, new traditionals and occasional American Foursquares go right up to the road. These homes offer a change for those moving from New York City, Nikci says, as homebuyers “get a bigger space, each child gets their own room, they get an office space and on top of that they get a large backyard where the kids can go and play.” Yards usually start at about a tenth of an acre, but they can be a little bigger than that. Fixer-uppers that need major updates can start in the low $500,000s, but most homes start closer to $650,000. Newly built homes can climb to about $925,000.
Every child in the town of Greenburgh attends the same schools
Niche gives the Greenburgh Central School District a B-minus. Children attend Lee F. Jackson Elementary School, which has a B-plus, from kindergarten through first grade, Highview Elementary School, which has a B, for second and third grade and Richard J. Bailey Elementary School, which has a B, for fourth through sixth grade. They then move on to Woodlands Middle/High School. With a B-minus, the school offers debate, media production and newspaper clubs.
Commuting to NYC and beyond
Interstate 287 runs right through Fairview Westchester, and it takes just a few minutes to get on Sprain Brook Parkway, Bronx River Parkway or Central Avenue. The drive to Manhattan takes about 40 minutes in low traffic. North White Plains Station is less than 3 miles away, offering express trains to Penn Station in just over an hour. White Plains Hospital is just over 2 miles away and Westchester Medical Center is about 4 miles away. Westchester County Airport is nearly 11 miles away.
Spaces for outdoor and indoor recreation, nearby golf courses
Yosemite Park offers athletic fields and courts alongside its playground and a spray park where local children cool off and have fun in the summer. Nearby, Theodore D. Young Community Center has indoor basketball courts and an indoor pool. The pool has recreational pool times but also offers activities like lap swims and swimming lessons. For golfers, Fairview is also located between Knollwood Country Club and Metropolis Country Club, both of which are about a mile away from the hamlet’s center.
Popular spots for shopping and dining in Fairview
Fairview Westchester’s shops and restaurants are stretched along Tarrytown Road, like those in Crossroads Shopping Center. The shopping center has a GameStop, HomeGoods and PetSmart. La Manda’s Restaurant is one of Fairview Westchester’s most popular spots, serving up traditional recipes to Italian classics since 1947. It’s an old-school restaurant right down to payment requirements — cash only. There are also a few popular chain restaurants in Fairview Westchester, including Duck Donuts, Dave’s Chicken and Panera Bread. About a mile away, ACME Markets is the closest grocery store. There are even more major retailers and local restaurants just 3 miles away in White Plains, which has a walkable downtown.
Farmers market from July to November
Greenburgh Farmers Market is held in Fairview Westchester every Saturday from July through November. First opening in 2022, the market is relatively new and on the smaller end, but still offers a wide variety of fresh produce, bread and desserts, and Nikci says locals love it.
Occasional hurricanes and a low CAP Index crime score
Just like the rest of New York, hurricanes or tropical storms occasionally pass over Fairview Westchester. These storms don’t arrive every year, though, and Fairview Westchester being inland helps cushion it a little from these storms when they do hit. The hamlet’s CAP Index crime score is 3 out of 10, lower than the national average of 4.
