Craftsman and traditional influence comes through
Tightly-packed ramblers and bi-levels sit along the curving streets, with the occasional offshoots leading to cul-de-sacs throughout. Contemporary twin homes and single-family units feature modern farmhouse and Craftsmen influences, blended into a style that has become representative of this area's early 2000s suburban developments. It's not cookie-cutter, but there are similarities amongst the homes, they all had common builders. Two- and three-car garages are the standard here, and homes sit on fifth of an acre lots, with privacy fences being commonplace. Twins sell for $225,000 to $300,000. Single-family homes with up to four bedrooms go for between $275,000 to $550,000, while those with five or more bedrooms regularly sell for $425,000 to $750,000. Some houses sit on half-acre lots, which can go for as high as $850,000 to $1 million. Outside the range of MATBUS service, Deer Creek has trails for recreational walking and biking but is otherwise a car-dependent neighborhood. Wall also points out that there are also auto shops within the neighborhood for those who might need work done. Downtown Fargo is 10 miles away, a drive of 20 minutes; Hector International Airport and North Dakota State University (NDSU) are both 11 miles away and similarly accessible within 20 minutes. The nearest 24-hour emergency room–and one of the largest employers in Fargo, along with NDSU–is the Sanford Medical Center, a regional trauma center that also serves South Dakota and Minnesota. It's 4 miles north, or a drive of 10 minutes. Microsoft’s Great Plains office, another major area employer, is only 3 miles from the neighborhood and can be reached in 5 minutes or so, and residents can even commute by bike in the warmer months.Some of the newest schools in the district
While Deer Creek is a part of Fargo, students are served by the West Fargo Public Schools district. Deer Creek Elementary School, located in the middle of the neighborhood, "Is right near the residential area and provides the option of a less time-consuming pickup and drop-off in the morning for families with children,” says Erik Wall, Army Veteran, Realtor & Team Owner of the Wall Street Realty Team brokered by eXp Realty. It also receives an A-minus grade from Niche. Students then move on to Heritage Middle School, which earns a B-plus rating, before heading on to Horace High School where they'll finish their secondary education. Opened in 2021, Horace is not yet graded by Niche. Clubs and organizations at Horace range from an e-sports club to a debate club to athletics, including boys’ and girls’ wrestling and hockey.Deer Creek Park is the perfect example of Fargo’s park philosophy
At the center of the neighborhood, Deer Creek Park is emblematic of Fargo’s attitude about parks. “As the city expands and there’s new development, the City of Fargo planning department requires that developers meet with the parks district, and then we see if there’s a piece of land that can be set aside for us to develop a park on. Ideally, a neighborhood park with a playground, loop trail and picnic shelter, if the land will offer that capability,” says Tony Schmitt, “Sometimes there’s no room because of the infrastructure that’s needed, but otherwise they have to meet with parks staff so we can ensure there's a park, a green space requirement.” In addition to the amenities he mentions, the Deer Creek Park also includes a basketball court. Wall notes that Kingpinz and Suite Shots, just down the road, offer bowling and golfing activities, respectively. The Fargo Parks Sports Center at the Sanford Sports Complex, less than 2 miles away, offers all-season indoor recreation including a full turf field.The biggest fairs in the region
As with many commuter-focused neighborhoods, residents hop in their cars for most events, traveling up to the heart of West Fargo for the Red River Valley Fair in June and July to catch their favorite national touring acts. The fairgrounds are also home to the North Dakota Renaissance Faire and the Big Iron Farm Show, touted as “the largest farm show in the upper Midwest.”Dining to the north and south
Halfway between the growing dining and retail options of Horace and the southern Fargo shopping centers, Deer Creek residents have plenty of choices about 3 miles from home. The shops at Osgood Townsite Centre beckon—from Sandy’s Donuts for a coffee and a donut in the mornings, to happy hour at SouthTown PourHouse or The Bulldog Tap, to groceries from Hornbacher’s. The same distance south, the Shoppes at Horace are home to The Headquarters Restaurant and Sports Bar. Three miles east, a Walmart Supercenter and an ALDI are conveniently located just off Interstate 29, and make convenient stops while commuting to/from Downtown Fargo. “Prairie Winds Veterinary Center is also right in the subdivision,” says Wall, offering easy access to pet care for the animal lovers inthe community. “One of my favorite things in the area is the Fargo Antiques & Repurposed Market,” adds Chris Mogard, Real Estate Consultant with the Wall Street team. “They have multiple stalls of different things from various eras and tastes. It’s hard to go there and NOT find something that catches your eye!”Flood zone concerns
Some homes in Deer Creek do sit in areas that flood, particularly between 63rd and 67th Street South. While a current concern, the Fargo-Moorhead Area Diversion Project hopes to alleviate and possibly even eliminate the need for flood insurance. The $3.2 billion project is expected to move the entire metro into the Federal Emergency Management Association’s 500-year floodplain when completed. With a 30-mile stormwater diversion channel and other improved infrastructure, it’s expected to be ready to operate in late 2027.
